Job Summary:
The Land Development Manager is responsible for identifying, evaluating, and securing land parcels for development projects. This role manages the land acquisition process from initial site identification through due diligence, negotiations, and closing, while coordinating with internal teams and external stakeholders to support successful project development.
Key Responsibilities:
- Identify and evaluate potential land acquisition opportunities aligned with the company's development strategy.
- Conduct preliminary feasibility assessments, including zoning, utilities, environmental considerations, and access.
- Review and interpret land records such as TSR, 7/12 extracts, mutation entries, and related revenue documents to verify ownership and title history.
- Lead negotiations with landowners, brokers, and intermediaries to secure land purchase agreements.
- Manage the end-to-end land acquisition process from initial identification through agreement and transaction completion.
- Coordinate with legal teams for title due diligence, documentation review, and transaction execution.
- Engage with local authorities and revenue offices for verification of land records and acquisition-related documentation.
- Maintain relationships with landowners, brokers, and local intermediaries to identify acquisition opportunities.
- Monitor local land market trends and pricing to support acquisition decisions.
- Prepare acquisition proposals, documentation, and reports for management approval.
Qualification & Skills:
- Bachelor's degree. Real Estate, Business, Law, Urban Planning, or related field.
- 5+ years of experience specifically in land acquisition and land sourcing.
- Strong knowledge of land records and revenue documentation, including TSR, 7/12 extracts, mutation entries, title records, and related documents.
- Proven negotiation and deal-closing skills.
- Familiarity with local land regulations and acquisition procedures.
- Strong communication and stakeholder management abilities.
