Every project starts with land that stands up to scrutiny. This role owns finding it and closing it.

ABOUT ORAIYAN GROUPS

Oraiyan Groups is a Bengaluru-based real estate group founded in 2020, operating through five companies covering plotted development marketing, layout development and infrastructure, sales operations, construction and engineering, and in-house technology. Since 2020 we have completed 45+ plotted development projects and served 1500+ families, with 25 currently under development across Bengaluru and its growth corridors: Hoskote, Jigani, Anekal, Kanakapura Road, Bidadi, Kolar, Malur, Yelahanka, Whitefield, Kengeri and Electronic City. Our layouts are approved under BMRDA, DTCP, BMICAPA, BBMP and RERA, with E-Khata and clear titles. In 2026 we were named Leading Brand in Affordable & Premium Villa Plots at the Karnataka Business Awards. We run on structured departments, a weekly Monday leadership review and a custom in-house ERP, so the business runs on systems and process rather than personality.

WHAT YOU WILL OWN

A live pipeline of land parcels across our target corridors, from Hoskote and Jigani through to Kanakapura Road, Bidadi, Kolar, Malur and Electronic City.

Landowner and broker relationships, from the first conversation through to a signed agreement.

First-pass due diligence alongside the Legal team before any commitment is made: title chain, RTC and mutation records, encumbrance, litigation, zoning and conversion feasibility.

Development feasibility with Project Planning, covering access, road width, water, power, layout yield and the approval route.

Negotiation and closure, followed by a clean handover to the approvals and layout teams.

An acquisition tracker that leadership reviews every week.

WHAT WE ARE LOOKING FOR

7+ years in land acquisition for a real estate developer.

Fluency with Karnataka land records: Bhoomi, RTC, mutation, Mojini and UPOR.

Working knowledge of conversion and zoning processes across BMRDA, DTCP, BBMP and BMICAPA.

Established broker and landowner networks in Bengaluru's peripheral corridors.

This is a field-facing role. Own vehicle and a valid licence are required, and most working days are spent outside the office.

Spoken Kannada.

GOOD TO HAVE

Joint development agreement structuring experience.

Ability to read Kannada land records.

Survey and measurement literacy.
