Junior Architect

We are looking for a highly motivated Junior Architect with strong knowledge of planning regulations and statutory approvals to join our growing real estate development team.

The ideal candidate should be capable of evaluating land parcels from a development perspective and advising the management on the maximum development potential before acquisition.

Key Responsibilities

* Analyze land parcels and determine the maximum permissible FSI/FAR and the actual achievable FSI based on CMDA, DTCP, and applicable development regulations.

* Evaluate site potential, buildable area, setbacks, height restrictions, coverage, parking requirements, road widening reservations, and other planning constraints.

* Conduct feasibility studies for residential, commercial, and mixed-use developments.

* Prepare concept layouts and massing studies for potential projects.

* Interpret and apply the latest CMDA Development Regulations, Tamil Nadu Combined Development and Building Rules (TNCDBR), RERA requirements, and relevant government notifications.

* Coordinate with surveyors, structural consultants, MEP consultants, liaison professionals, and government authorities.

* Assist in obtaining planning permissions, building approvals, RERA registrations, completion certificates, and occupancy certificates.

* Review architectural drawings for compliance with statutory regulations.

* Support the management during land acquisition by providing technical due diligence and development feasibility assessments.

* Stay updated with amendments to planning regulations and advise management on their impact on ongoing and future projects.

Requirements

* Bachelor's degree in Architecture (B.Arch).

* 1-2 years of experience in planning, approvals, or architectural practice.

* Strong knowledge of CMDA, GCC, DTCP, TNCDBR, and RERA regulations.

* Ability to calculate FSI, plot coverage, setbacks, parking norms, and development potential independently.

* Proficiency in AutoCAD; knowledge of SketchUp/Revit is an advantage.

* Strong analytical and problem-solving skills.

* Excellent communication and coordination abilities.
