Role Objective :
To lead and manage the Quantity Surveying function for large-scale corporate Design & Build interior fit-out projects, ensuring accurate and execution-ready BOQ preparation, detailed cost planning, and strong commercial control in close coordination with the Design, MEP, and Project Delivery teams.
The role is critical in translating design concepts into precise and structured BOQs, enabling effective cost management, transparent commercial control, and profitable project delivery from concept through handover while maintaining design intent, quality, and execution efficiency.
Key Responsibilities
BOQ Preparation Integrated with Design Development (Core Responsibility)
•Lead preparation of detailed, trade-wise, and execution-ready BOQs for corporate interior fit-out projects ranging from 25,000 sft to 200,000 sft.
•Work closely with Interior Designers, Architects, and MEP Consultants from concept, schematic, design development, and GFC stages to ensure BOQs fully reflect design intent and execution requirements.
•Perform detailed quantity take-offs based on drawings, specifications, and design documentation.
•Cover all interior fit-out trades including civil works, partitions, ceilings, flooring, joinery, loose furniture, MEP works, AV, IT, and specialty systems.
•Ensure BOQs clearly define scope, specifications, finishes, material standards, and installation methodology.
•Continuously update BOQs in line with design revisions, technical coordination, and site inputs.
•Structure BOQs in alignment with project execution sequencing, trade packages, and billing structure.
•Collaborate closely with Design and Project teams to ensure BOQs are practical, buildable, and aligned with site execution realities.
•Establish and maintain standardized BOQ formats, measurement protocols, and cost coding structures across projects.
Cost Planning, Estimation & Commercial Control
• Prepare detailed cost plans, project budgets, and estimates aligned with design intent and project execution strategy.
•Provide real-time cost inputs during design development to support material selection and value engineering.
•Conduct detailed rate analysis and benchmarking for interior fit-out elements including joinery, finishes, and MEP systems.
•Maintain updated cost databases specific to corporate interior fit-out projects.
•Monitor project costs, variations, and commercial exposure throughout the project lifecycle.
•Identify cost optimization opportunities without compromising design quality and specifications.
•Support project teams in managing scope changes, design revisions, and cost impacts.
Contract & Commercial Management
•Support preparation of tender documentation and commercial comparisons based on BOQs.
•Evaluate subcontractor quotations for commercial and technical alignment with BOQs and project scope.
•Manage variations, change orders, and commercial documentation with proper controls.
•Ensure accurate tracking of quantities, scope changes, and cost impacts during execution.
•Support subcontractor bill verification, certification, and reconciliation with BOQs and executed quantities.
•Maintain strong commercial documentation and audit-ready records.
Project Coordination & Execution Support
•Work closely with Design, Project Management, and Site teams to ensure alignment between design, BOQs, and execution.
•Participate in design review meetings to ensure BOQs are aligned with design intent and execution methodology.
•Conduct periodic site visits to validate quantities, progress, and scope alignment.
•Support Project teams in resolving quantity, scope, and commercial issues during execution.
•Ensure BOQs remain aligned with execution methodology, sequencing, and site conditions.
Leadership and Talent Development
•Lead and mentor QS team members across multiple interior fit-out projects.
•Develop team capability in BOQ preparation, quantity take-offs, and cost management specific to corporate interior fit-outs.
•Establish structured processes, SOPs, and best practices for BOQ preparation and cost control.
•Foster strong coordination between Design, QS, and Project teams.
•Promote a culture of accuracy, ownership, and commercial discipline.
Strategic & Business Development Support
•Support business development teams by preparing BOQs, cost plans, and budgets for project proposals and client presentations.
•Provide commercial inputs during project acquisition to ensure competitive and profitable pricing.
•Develop and maintain cost benchmarks and databases for corporate interior fit-out projects.
•Support management with cost insights, project cost trends, and commercial intelligence.
•Contribute to improving overall project profitability through strong BOQ management and cost control practices.
Experience: Minimum 15+ yrs working in Corporate Real Estate & Design & Build projects.
