Position: Head- Sales or Commercial Development for Mumbai (MH).

Experience Required: 1520+ years of experience in Real estate sales / leasing, Infrastructure commercialization, Large mixed-use developments. Proven experience in PPP / DBFOT / concession projects, B2B enterprise sales and long-term leasing. Experience with media, entertainment, transport hubs, or public infrastructure is highly desirable.

Qualification: MBA / Postgraduate degree in Marketing, Sales, or Business Development

A senior-level of Sales Head / Commercial Head responsible for revenue generation and commercialization of a large-scale Film City development and Bus Terminal projects executed under the DBFOT (DesignBuildFinanceOperateTransfer) model. This profile reflects the unique hybrid nature of infrastructure + real-estate + services monetization in PPP projects.To lead and execute the sales, leasing, licensing, and revenue monetization strategy for a Film City development and Bus Terminal assets under DBFOT mode, ensuring early revenue generation, sustained occupancy, and alignment with the Concession Agreement and financial model.

Develop comprehensive sales and leasing strategies aligned with DBFOT concession term. Approved financial model. Identify revenue streams including Long-term leases, Event hosting, Advertising rights, Retail and F&B concessions. Lead negotiations for Lease agreements, Licensing and usage contracts, Revenue-sharing arrangements. Ensure contracts comply with Concession Agreement and Applicable laws and tax structures. Coordinate with legal and finance teams on contract finalization.

Maximize non-fare revenues through Retail leasing, Advertisement and media rights, ATM, kiosks, lounges, and services. Coordinate with transport authorities for approved commercial uses. Manage tenant mix for high-footfall environments.

Develop pricing strategies and revenue projections. MonitorOccupancy levels, Revenue realization vs. financial model. Liaise withGovernment authorities. Ensure commercialization activities align with policy and concession restrictions.Build and lead sales, leasing, and marketing teams. Set targets, KPIs, and performance monitoring systems.Ensure transparency, compliance, and reporting to SPV board.
