General Manager Business Development (Land Development) will lead the organization's growth in land banking, land acquisition and development, with a focus on office/IT parks, plotted developments and related asset classes. The role is responsible for identifying and evaluating land parcels, driving strategic investments, building and leading the BD team, and delivering sustainable revenue and profitability growth aligned to the company's strategic plans.
Key Responsibilities
Identify, evaluate and shortlist land parcels suitable for office/IT parks, plotted developments and other land development opportunities in and around Bengaluru.
Create and maintain a structured pipeline of prospective land parcels including ownership details, title documentation, preliminary technical/financial assessment and due diligence status to support viable investments.
Work closely with legal, finance, technical and liaison teams to oversee end-to-end due diligence, risk assessment and investment recommendation for land acquisitions.
Design, implement and periodically refine the business plan for the land development vertical, including AOP, revenue targets, profitability milestones and resource requirements.
Build and institutionalize the team structure, roles and KPIs for the land development business vertical, ensuring clarity on responsibilities, goals and review mechanisms.
Engage on a continuous basis with KIADB, BDA, BBMP and other nodal / statutory agencies to understand Bengaluru's current and proposed urban development plans, zoning regulations and infrastructure projects, and translate them into business opportunities.
Develop and nurture strong relationships with landowners, aggregators, consultants, IPCs and other ecosystem partners to source and close high-quality land deals.
Lead negotiations with landowners and partners to finalize commercial structures that optimize returns and manage risk for the organization.
Lead, mentor and manage the Business Development team to achieve monthly, quarterly and annual BD targets across land acquisition, JV/JD deals and revenue realization; monitor performance through robust dashboards and MIS.
Establish and review BD MIS, funnel metrics and management dashboards for regular reporting to CMD/CEO/COO, highlighting progress, risks and corrective actions.
Prepare and drive the Annual Operating Plan (AOP) for FY 202627 for the land development vertical, including revenue growth forecast, profitability, capex/opex plans and market expansion roadmap.
