- Verification of tax invoice with the supporting provided by the client
- Analyze Sales MIS and provide summarized information regarding sales done in the reporting period,
trend analysis (volume & price achieved), registrations done, amount collected, etc.
- Comment on the pricing achieved (including breakup between base price and additional charges)
highlight cases where the transaction price is an outlier
- Review sales cancellation data and comment on the same (based on discussions with the Developer's
representative)
- Review of Booking & Allotment letters issuance, Registrations status of sold units
- Review of Cash flow for the project during the review period. Provide a summarized cash flow
statement of the project from the date of monitoring by consultant as well as for the reporting period
(data to be provided by the Developer and consultant to review the same)
- Compare and trace Sales MIS figures (collections) with the books of accounts and bank statements
highlight & comment on variances observed. Audit of the account statements of each of the Accounts to
validate the collections received.
- Conducted continuous monitoring and reporting of Sales, CRM, and Project outflow activities.
- Monitor collection from customers in non-escrow accounts.
- Conduct monthly reviews and reporting on sales and inflows as well as outflows for brokerage costs,
marketing costs, and tenant payments
