Job Overview
The Facility Manager will be responsible for overseeing the complete facility operations of residential and commercial properties. The role includes maintenance management, team coordination, customer handling, and ensuring smooth possession and post-possession support.
Key Responsibilities
- Facility Operations Maintenance
- Oversee complete facility operations of residential and commercial properties
- Plan and manage preventive and corrective maintenance (electrical, plumbing, civil)
- Ensure smooth functioning of utilities such as water, electricity, DG, lifts, and fire systems
- Team Vendor Management
- Manage housekeeping, security, and technical teams
- Handle vendors, AMC contracts, and service providers
- Implement SOPs for operations and maintenance
- Customer Handling CRM Coordination
- Maintain customer complaint records
- Handle escalated complaints effectively
- Ensure high customer/resident satisfaction
- Budget Cost Control
- Monitor facility budgets and expenses
- Ensure cost optimization without compromising service quality
- Possession Handover Management
- Handle possession process of flats, offices, and shops
- Coordinate with CRM, Sales, and Projects teams
- Ensure units are ready as per checklist (snag-free condition)
- Explain facility usage, amenities, and safety systems to customers
- Ensure proper handover of keys, documents, and access controls
- Post-Possession Support
- Coordinate for post-possession support
- Ensure timely resolution of initial issues

Qualifications
Qualification
- Bachelor's Degree / Diploma in Civil, Electrical, or Mechanical Engineering
- Minimum years of experience in facility management (residential/commercial projects)
- Strong knowledge of maintenance systems (electrical, plumbing, HVAC, fire safety)
- Experience in handling vendors, AMC contracts, and service providers
- Good understanding of budgeting, cost control, and expense management
- Familiarity with possession and handover processes in real estate projects
- Basic knowledge of MS Excel and reporting
