Key Responsibilities
Preventive Maintenance & Technical Operations
- Execute preventive maintenance programs to ensure optimal performance of all M&E systems at the site
- Maintain high operational standards for facility engineering systems with focus on reliability and uptime
- Ensure proper functioning and monitoring of electrical systems, HVAC, PAC units, plumbing, sanitary systems, elevators, and cafeteria equipment
- Follow manufacturer recommendations for maintenance activities and critical spares management
- Adhere to the 52-week annual maintenance schedule for all engineering systems
Operations & Vendor Management
- Coordinate with vendors for maintenance and service execution ensuring quality compliance with OEM standards
- Monitor AMC, breakdown maintenance, shutdown activities in coordination with OEMs and stakeholders
- Track purchase orders, work completion, and invoice submissions in alignment with procurement processes
- Ensure SLA and KPI compliance for all facility engineering services
- Coordinate execution of internal customer requests and ensure timely closure without escalation
Monitoring, Inspections & System Audits
- Conduct daily inspections of logbooks, checklists, escalation charts, PPM schedules, and system records
- Perform central store audits, BMS audits, and facility equipment audits on a monthly basis
- Conduct regular facility walkthroughs to ensure adherence to operational standards and safety protocols
- Monitor builder-managed critical areas such as STP, DG sets, HT/LT rooms, chiller plants, pump rooms, and water/diesel systems
- Track and ensure compliance of builder activities as per contractual obligations
Reporting & Documentation
- Maintain and update engineering records including logbooks, history cards, equipment details, and service reports
- Prepare daily, weekly, monthly, quarterly, and annual reports related to facility operations and engineering performance
- Submit MIS reports such as SLA reports, energy reports, compliance reports, and equipment status reports
- Ensure closure and analysis of repeated complaints through ticketing systems (e.g., Seibel/QMS)
Safety & Compliance Management
- Participate in emergency evacuation procedures and ensure adherence to health and safety protocols
- Ensure proper usage of facility management tools (IMT, VMT, Site Operations modules, inspection tools, etc.)
- Ensure 100% usage of online work permit systems and incident reporting tools
- Support internal and external audits and ensure compliance with statutory requirements
Stakeholder & Client Coordination
- Coordinate VIP and client visits in collaboration with events and operations teams
- Liaise with DM team and engineering stakeholders for issue resolution and escalation management
- Ensure smooth communication with builders and contractors for operational continuity
HR & Training Support
- Participate in interviews for M&E technical staff hiring
- Ensure onboarding and training (including Back to Basics training programs) for technical teams
- Track mandatory training completion and attendance
Procurement & Inventory Management
- Manage critical spare parts inventory as per manufacturer guidelines
- Coordinate quarterly R&M requirements and ensure procurement alignment
- Track vendor performance and escalate deviations when required
