Role Overview

The Real Estate Director Retail Mind India will be responsible for defining and executing the company's real estate strategy, managing end-to-end development projects from site acquisition to delivery, and creating turn-key investment opportunities for local and international investors.

This senior leadership position requires a professional with deep experience in greenfield and brownfield developments, business planning, and commercial real estate execution.

The ideal candidate will combine strategic vision, financial insight, and technical project management expertise capable of identifying high-potential sites, structuring profitable developments, and ensuring flawless delivery.

Key Responsibilities

1. Strategy & Planning

Define and execute Retail Mind India's real estate development strategy in line with the group's global vision.

Identify plots and assets with high commercial potential for retail, F&B, entertainment, or mixed-use projects.

Conduct market and financial feasibility studies, including capex/opex projections, ROI, and payback analysis.

Prepare comprehensive business plans and investment proposals for each project opportunity.

Evaluate opportunities in both greenfield (new developments) and brownfield (redevelopment/refurbishment) contexts.

2. Project Development & Management

Oversee the full project lifecycle from concept, design, and permitting to construction and handover.

Coordinate with architects, engineers, contractors, and authorities to ensure compliance and quality standards.

Manage project budgets, timelines, and KPIs, ensuring profitability and efficiency.

Deliver turn-key retail and mixed-use projects ready for investors, tenants, or brand operations.

3. Investment & Partnership Management

Source and negotiate joint ventures, investment deals, or partnerships with landowners, developers, and investors.

Work closely with institutional and private investors on funding structures and project viability.

Prepare investment memorandums and financial models for decision-making.

Support international investors interested in the Indian market via Retail Mind's global network.

4. Cross-Functional Collaboration

Collaborate with the Leasing & Brand Expansion Director to ensure project designs align with brand needs and leasing potential.

Liaise with the Retail Mind global team to share project intelligence and investor opportunities.

Report regularly to the Managing Director on project progress, risks, and financial performance.

Required Experience and Qualifications

1015 years of experience in real estate development, investment, or project management.

Proven expertise in both greenfield and brownfield projects from land acquisition to delivery.

Strong experience in retail, commercial, or mixed-use developments.

Demonstrated ability to prepare detailed business plans and feasibility models.

Established network within India's real estate and investment community.

Previous experience with leading developers, investment firms, or real estate consultancies.

Bachelor's degree in Civil Engineering, Architecture, Business, or Real Estate (MBA preferred).

Skills and Competencies

Strategic mindset with strong financial and analytical capabilities.

In-depth understanding of development economics, permitting, and construction processes.

Exceptional negotiation and stakeholder management skills.

Ability to manage multiple complex projects simultaneously.

Entrepreneurial spirit with attention to detail and results.

Fluent in English (spoken and written).

Portuguese or Spanish language skills will be considered an advantage.

Location

Based in Mumbai, with regular travel to other Indian cities and project sites as required.
