Role Overview
We are looking to add passionate dealmakers with a natural flair for and experience in real estate transactions. Below is a brief overview of the role and the relevant skill sets we are looking for:
Key Responsibilities
- Track key real estate and infrastructure developments within the region
- Identify actionable opportunities for business growth in Pune across relevant asset classes
- Independently source and evaluate land parcels aligned with the firm's investment and acquisition strategy
- Conduct market research and curate data on market trends and competition to support evaluations
- Prepare area statements as per applicable bylaws, financial models, and deal notes for presentations to leadership and the Investment Committee (IC)
- Negotiate commercial offers with landowners and finalize term sheets
- Take ownership of coordination with internal and external stakeholders during the due diligence process
- Negotiate transaction documents with landowners in coordination with legal and techno-commercial teams/consultants
- Drive end-to-end deal ownership from initiation to closure within defined timelines
Skill Sets
- Strong business acumen and attention to detail
- Good understanding of current and past bylaws and development norms (theoretical and practical)
- Proficiency in financial modelling and understanding of transaction structures from techno-commercial and legal perspectives
- Knowledge of land title documents, approval processes, timelines, FSI/TDR regulations, etc.
- Strong interpersonal, communication, and negotiation skills
- Existing relationships with brokers, IPCs, and landowners in Pune
- Awareness of recent land transactions is a value add
