Role: Cluster Manager (Internally this role is mapped as Cluster Manager)

Business Unit: Student Housing

Compensation: 7-9 LPA

The challenge is not just filling beds — it is building consistent demand across markets, leading teams effectively, and ensuring no property is left behind.

Most clusters underperform because:

  • Demand is inconsistent across markets
  • Teams are not driven with discipline
  • Local networks are weak or underutilized

This role exists to ensure that:

  • Every assigned market has steady and predictable demand
  • Every sales team operates with clear targets and accountability
  • Every property maintains strong occupancy through structured execution

If the Cluster Manager is strong, markets perform consistently, teams deliver, and the city scales.

If the Cluster Manager is weak, occupancy fluctuates, teams underperform, and growth becomes unstable.

Your mandate is clear

Own and drive performance across 4 key markets in Pune: Kalegaon | Chintamani | Wakad | Sinhagad

  • Drive occupancy across all assigned properties
  • Lead and manage a team of 3–5 sales executives
  • Build strong local demand channels (colleges, brokers, referrals)
  • Ensure consistent conversion and follow-up discipline

This is not an individual contributor role. This is a cluster ownership + team leadership role with direct impact on city growth.

What you will be responsible for

Own Cluster Performance

  • Drive occupancy and revenue across all assigned properties
  • Track demand gaps and take corrective actions
  • Ensure no property is dependent on a single lead source
  • Maintain stability across all markets

Lead & Drive the Sales Team

  • Manage and coach a team of 3–5 sales executives
  • Lead operations for the assigned properties
  • Set clear daily and weekly targets
  • Monitor performance and push conversions
  • Ensure accountability and ownership within the team

Build Local Demand Channels

Create strong presence across:

  • Colleges and student hubs
  • Local brokers and aggregators
  • Referral networks

Ensure every market has multiple lead inflow channels. Avoid over-dependence on inbound leads

Drive Conversion & Follow-up Discipline

  • Track leads → visits → conversions daily
  • Ensure fast and consistent follow-ups
  • Reduce drop-offs in the funnel
  • Drive urgency and closure mindset in the team

Ensure Execution & Process Discipline

  • Maintain clear tracking of performance across markets
  • Ensure data accuracy and visibility of funnel movement
  • Follow defined sales processes and playbooks
  • Enable structured reviews and decision-making

Operate Actively on Ground

  • Travel across assigned markets regularly
  • Stay closely connected to property-level performance
  • Handle multiple markets without drop in intensity
  • Maintain high energy and responsiveness

What success looks like after 6–12 months

  • Consistent occupancy across all assigned properties
  • Strong and stable demand across all markets
  • High-performing, accountable sales team
  • Multiple active lead sources in each market
  • Minimal last-minute occupancy gaps
  • Readiness to take on larger city-level ownership

Experience we value

  • 3–5 years of sales experience (on-ground preferred)
  • Experience in team handling (3–5 members)
  • Strong familiarity with Pune markets (must-have)
  • Experience in real estate, coliving, or local market sales is a plus
  • Comfortable working in a target-driven environment
  • Fluent in Hindi (must) | Basic English is sufficient

Hospitality experience is not mandatory. Ownership, team leadership, and execution discipline are critical.
