Job Summary

The Civil Engineer (Interior Finishes) is responsible for supervising and coordinating the final stages of luxury construction. This role bridges the gap between high-level architectural design and on-site execution. You will manage the installation of premium materials (marble, high-end joinery, bespoke glass, and specialized coatings) while ensuring that the white-glove quality standards of a high-end project are met without compromising structural integrity or safety.

Key Responsibilities

1. Site Execution & Technical Supervision

● Finish Management: Oversee high-precision works including Italian marble flooring, wall cladding, acoustic paneling, decorative ceilings (POP/GRC), and bespoke joinery.

● Drawing Interpretation: Analyze and implement detailed Interior Design (ID) drawings, shop drawings, and MEP (Mechanical, Electrical, Plumbing) coordination layouts.

● Sequence Planning: Manage the delicate order of operations—ensuring wet trades (plastering/tiling) are completed and dried before sensitive trades (wood flooring/wallpaper) begin.

2. Quality Assurance & Control (QA/QC)

● Zero-Tolerance Standards: Conduct rigorous snagging (defect identification) to ensure surfaces are perfectly level, joints are seamless, and finishes are free of scratches or tonal inconsistencies.

● Material Inspection: Verify that delivered materials (veneer, stone, fabrics) match approved control samples in terms of grain, color, and quality.

3. Vendor & Subcontractor Coordination

● Specialist Management: Coordinate with niche subcontractors (e.g., lighting specialists, home automation integrators, and custom furniture makers).

● Billing & Measurement: Verify work-done quantities against the Bill of Quantities (BOQ) and certify subcontractor invoices.

4. Project Management & Safety

● Scheduling: Use tools like MS Project or Primavera to ensure finish milestones are met to avoid delaying the final handover.

● Site Protection: Implement strict protection protocols for finished surfaces (e.g., floor protection, dust screening) to prevent damage during the final stages of construction.

Experience

3–7 years in luxury residential, 5-star hotels, or Grade-A commercial fit-outs.

Software

Proficiency in AutoCAD (essential), MS Project, and Revit (BIM).

Technical Knowledge

Deep understanding of wood species, stone types, paint finishes, and waterproofing.

Attention to Detail

A keen eye for symmetry, alignment, and aesthetic perfection.

Top Technical Competencies

● Setting Out: Mastery of laser-leveling and manual layout marking to ensure partitions and finishes align perfectly with the design intent.

● MEP Integration: Ensuring that AC vents, sprinkler heads, and recessed lighting are perfectly centered within ceiling patterns or wall panels.

● Knowledge of Modern Materials: Familiarity with high-end adhesives, epoxy grouts, and sustainable/green building finishes.

Working Conditions

● Environment: Primarily indoors, but often in dusty or noisy conditions during active phases.

● Expectations: May require extended hours during the handover phase to ensure the project reaches a flawless state for the client.
