Location: Chennai, Tamil Nadu, India

Reporting To: Founder & Chairman / Managing Director (Balaji)

Employment Type: Full-Time | Leadership Role

Role Purpose

The Chief Operating Officer (COO) will be the execution leader of JKB Housing, responsible for building strong operational systems, ensuring on-time and on-budget project delivery, and creating a culture of accountability, quality, and discipline across all departments.

This role exists to translate the Founder's vision into consistent, repeatable, and scalable execution, ensuring that projects, people, processes, and performance move in alignment.

Key Responsibilities

1. Project Execution & Delivery

  • Ensure on-time, on-budget, and high-quality delivery of all projects.
  • Establish daily, weekly, and monthly project review systems.
  • Monitor and control budget vs actuals, cash flow at project level, and cost overruns.
  • Build a strong contractor and vendor performance management system.

2. Operations Systems & Process Excellence

  • Design and implement SOPs across Site, Purchase, CRM, Finance coordination, and Admin.
  • Introduce Lean, TQM, PDCA, and Kaizen-based continuous improvement systems.
  • Build real-time dashboards and MIS reporting for leadership visibility.

3. Team Performance & Leadership Development

  • Lead and develop Project Managers, Site Engineers, QC, Purchase, CRM, and Operations staff.
  • Create clear KPIs, accountability frameworks, and performance review rhythms.
  • Identify and groom second-level leaders for long-term organizational stability.

4. Financial & Commercial Discipline

  • Work closely with Finance to ensure strong cash flow management, payment discipline, and cost control.
  • Approve major procurement and contractor agreements in line with budget frameworks.
  • Ensure compliance with audit, legal, and internal control standards.

5. Customer Experience & CRM Excellence

  • Ensure transparent communication and issue resolution with customers and landowners.
  • Oversee customer handover processes, defect liability management, and satisfaction systems.
  • Build escalation and resolution frameworks for zero-surprise delivery.

6. Governance & IPO Readiness Support

  • Strengthen documentation, reporting, compliance, and operational governance.
  • Support the Founder and Finance team in preparing the company for institutional audits and IPO readiness.

Ideal Candidate Profile

Experience

  • 12–20 years of experience in Real Estate / Construction / Infrastructure / Project Management.
  • Proven leadership in managing multiple residential or mixed-use projects simultaneously.
  • Strong exposure to redevelopment and Joint Venture (JV) execution environments.

Leadership & Mindset

  • Strong execution-first mindset with high ownership and accountability.

  • Passion for building systems, not just solving problems.

Skills & Competencies

  • Deep understanding of construction processes, contracts, and procurement systems.
  • Financial acumen in project costing, budgeting, and cash flow monitoring.
  • Strong stakeholder management (customers, contractors, consultants, internal teams).
  • Ability to build MIS dashboards, SOPs, and performance frameworks.
  • Knowledge of Chennai real estate regulations and approval processes.
