Project Overview
Aarkay Prime Realty is inviting proposals from experienced architectural practices for the design of a next-generation, purpose-built and sustainable data centre facility in Maharashtra, India.
The project is a mission-critical, high-performance facility designed to support:
- high-density AI and compute environments,
- liquid-cooling ready infrastructure,
- regulated and compliance-driven workloads,
- and strong ESG and sustainability objectives.
This is not a generic commercial building assignment.
The project demands deep understanding of industrial, mission-critical and infrastructure-led architecture.
Role Summary
The selected architect will act as the Lead Architectural and Building Design Consultant, working under Aarkay Prime Realty as the lead developer and coordinating closely with specialist mission-critical MEP and data-centre engineering consultants.
Scope of Services1. Master Planning & Concept Design
- Site planning and building massing for a phased data centre campus
- Zoning of:
- data halls,
- electrical and mechanical plant areas,
- operations, security and logistics zones
- Expansion and phasing strategy for future capacity growth
2. Industrial & Mission-Critical Building Design
- Purpose-built data centre building layouts
- Structural grid and floor loading coordination
- Floor-to-floor heights suitable for high-density power and cooling systems
- Vertical risers, plant integration and service corridors
- Heavy equipment movement, replacement and maintenance pathways
3. Sustainability & Low-Carbon Design
- Climate-responsive and passive architectural strategies
- Building envelope optimisation for energy efficiency
- Renewable energy and rooftop readiness
- Water efficiency and cooling water management strategies
- Alignment with ESG and sustainability reporting requirements
4. Data Centre Readiness Coordination
- Close coordination with specialist MEP and mission-critical consultants for:
- power plant placement
- cooling plant zoning
- liquid-cooling readiness
- battery and energy-storage systems
- Layout compliance with Tier III / Tier III+ design intent
5. Compliance, Safety & Risk Design
- Fire compartmentation and separation of high-risk areas
- Fuel, generator and battery room segregation planning
- Secure zoning and controlled access planning
- Industrial safety and operational risk considerations
6. Statutory & Authority Coordination
- Preparation of architectural submissions and approval drawings
- Coordination with local development authorities and fire authorities
- Design support during tendering and construction stages

Required Experience
- Minimum 15 years of professional architectural experience
- Demonstrated experience in:
- data centres,
- industrial facilities,
- mission-critical or infrastructure buildings
- Proven capability in sustainable and energy-efficient building design
- Experience coordinating with:
- electrical, mechanical and fire engineering consultants
- Familiarity with statutory and approval processes in India
Strongly Preferred
- Prior experience in:
- high-density data centres,
- AI or HPC facilities,
- or other mission-critical infrastructure
- Experience with:
- LEED / IGBC / GRIHA or equivalent sustainability frameworks
- Exposure to:
- liquid-cooling or high-performance compute environments
- Experience delivering phased or campus-style developments
