About the Role
We are looking for a high-ownership, execution-driven Business Development
Expansion professional to lead our pan-India retail footprint growth. This role will be
responsible for identifying, evaluating, negotiating, and onboarding new store locations
across key markets.
The ideal candidate has strong hands-on experience in retail expansion, understands real
estate dynamics deeply, and brings an existing network of landlords, brokers, mall operators,
and regional partners.
This is a core growth role with direct impact on the brand's national presence.
Key Responsibilities
Expansion Strategy & Planning
- Drive pan-India retail expansion in line with business and growth objectives.
- Build and maintain a structured pipeline of potential locations across metros and Tier
- 1/2 cities.
- Conduct market research, catchment analysis, and competitor mapping to identify
- high-potential zones.
- Support leadership in defining short-term and long-term expansion roadmaps.
Location Sourcing & Deal Closure
- Identify, evaluate, and shortlist high-street, mall, and commercial retail spaces.
- Lead site visits, feasibility analysis, and internal approvals.
- Negotiate commercial terms including rent, deposits, escalation clauses, and lock-in periods.
- Close lease agreements in coordination with legal and finance teams.
Partnership & Network Management
- Build and maintain strong relationships with property owners, brokers, developers,
- and mall management teams across India.
- Leverage existing networks to unlock off-market and priority locations.
- Act as the primary point of contact for all expansion-related external stakeholders.
Store Launch & Execution Support
- Coordinate with operations, design, projects, marketing, and supply chain teams for
- smooth store setup.
- Ensure timelines, budgets, and compliance requirements are met during onboarding.
- Support pre-opening and launch activities for new stores.
Performance Tracking & Reporting
- Track expansion KPIs including pipeline status, conversion rate, onboarding
- timelines, and location ROI.
- Prepare regular reports and presentations for leadership reviews.
- Continuously optimize site selection and deal structures based on performance data.
Brand Representation
- Represent the brand professionally across markets and industry forums.
- Build long-term goodwill with key stakeholders to strengthen the company's
- expansion ecosystem.
Required Qualifications & Experience Must-Have
- 45 years of experience in retail expansion, business development, or real estate for retail brands.
- Proven track record of opening multiple stores across cities and regions.
- Strong understanding of retail real estate, leasing structures, and location economics.
- Demonstrated experience in negotiations and contract closures.
- Willingness to travel extensively across India.
- Strong analytical, communication, and stakeholder management skills.
Preferred
- Existing network across mall operators, high-street landlords, and brokers in multiple cities.
- Experience working with D2C, lifestyle, fashion, or consumer brands.
- Familiarity with CRM tools and expansion tracking systems.
- Ability to evaluate commercial viability and basic ROI models.
