We are rapidly expanding our capabilities in our Design Studio, where our team seamlessly integrate Architecture, Structures, MEP, Landscape, Interiors and Supervision to deliver a variety of innovative and value driven real estate assets.

The BIM Coordinator will be responsible for managing the BIM process and ensuring the seamless integration of the architectural, MEP, structural, and interior design disciplines. The role requires working closely with the design and engineering teams, as well as external consultants and contractors, to maintain the quality and accuracy of the digital model throughout the project lifecycle. The BIM Coordinator will ensure effective collaboration, data sharing, and problem-solving, leading to successful delivery of high-rise residential and hospitality projects.

Key Responsibilities:

BIM Coordination & Integration:

• Coordinate and integrate BIM processes across all design disciplines (architecture, MEP, structural, and interior).
• Ensure proper development, maintenance, and management of the BIM model for various disciplines, ensuring accuracy and alignment with project requirements.
• Collaborate with architects, engineers, and designers to ensure that the BIM models are aligned with the design intent and construction needs.
• Oversee the setup and maintenance of BIM software tools, including Revit, Navisworks, and other BIM-related platforms.

Collaboration and Communication:

• Serve as the primary point of contact for all BIM-related queries and coordination across disciplines.
• Facilitate regular BIM coordination meetings to ensure alignment between different teams and identify potential issues or conflicts early.
• Ensure effective data exchange and sharing between project teams, including external consultants, subcontractors, and vendors.
• Collaborate with project managers and design leads to develop and implement BIM execution plans and workflows.

Quality Assurance & Model Review:

• Perform regular reviews of the BIM models to ensure they are accurate, compliant with the project scope, and conform to client specifications.
• Verify the integrity of the model, identifying and resolving any inconsistencies or conflicts between architectural, structural, MEP, and interior elements.
• Manage the review and approval process of BIM deliverables, ensuring that model updates are captured and communicated effectively.
• Implement and maintain BIM quality control procedures to ensure the highest standards of model accuracy and consistency.

Clash Detection & Problem Solving:

• Perform clash detection and resolution using BIM software (e.g., Navisworks) to identify and address conflicts between disciplines (e.g., architecture, MEP, structure).
• Work with design and engineering teams to resolve clashes and optimize designs to avoid delays during construction.
• Proactively address any potential issues that may arise during the design or construction phases and ensure timely resolution.

Documentation & Reporting:

• Maintain and organize BIM-related documentation, including BIM Execution Plans (BEP), model standards, workflows, and coordination meeting minutes.
• Provide regular updates on BIM progress, challenges, and milestones to project managers and senior stakeholders.
• Ensure proper documentation of all model versions, as-built data, and design changes throughout the project lifecycle.

Training & Support:

• Provide BIM training and support to team members, ensuring that all involved parties are proficient in using BIM tools and understanding project-specific BIM requirements.
• Stay current with the latest BIM technologies, industry trends, and best practices to ensure continuous improvement of BIM processes.
• Support the integration of emerging technologies like 4D and 5D BIM for enhanced project planning and cost estimation.

Project Delivery & Compliance:

• Ensure that the BIM model complies with client requirements, local regulations, and international standards.
• Monitor project milestones and ensure that the BIM coordination process is aligned with the overall project schedule and deadlines.
• Ensure the final BIM deliverables meet the quality expectations and are suitable for handover to the construction team and client.

Qualifications and Skills:

Education: Bachelor's degree in Architecture, Civil Engineering, Mechanical/Electrical Engineering, Interior Design, or a related field. Professional certifications in BIM (e.g., Autodesk Certified Professional) are a plus.

Experience: Minimum of 5-7 years of experience working in BIM coordination, with at least 3 years of experience in a leadership role coordinating BIM for large-scale, multidisciplinary projects (preferably high-rise residential towers or hospitality projects).

BIM Expertise: Advanced knowledge of BIM tools and software such as Revit, Navisworks, BIM 360, AutoCAD, and other related platforms.

Strong Knowledge of Disciplines:

• Architecture: Experience coordinating architectural BIM models.
• MEP: Understanding of MEP systems and integration within the BIM environment.
• Structural: Familiarity with structural models and their coordination with architectural and MEP models.
• Interior Design: Experience with coordinating interior design elements in BIM.

Technical Skills: Experience in clash detection, 3D modeling, and 4D/5D BIM integration. Knowledge of BIM standards, guidelines, and workflows.

Communication: Excellent verbal and written communication skills, with the ability to present and explain BIM-related concepts and issues to diverse stakeholders.

Project Management: Strong organizational skills and the ability to manage multiple tasks, deadlines, and project phases simultaneously.

Problem-Solving: Ability to anticipate design and coordination issues and work collaboratively to resolve them efficiently.

Preferred Qualifications:

• Prior experience working with a major developer in the UAE or India, particularly on high-rise residential or hospitality projects.
• Familiarity with local Indian building codes, construction practices, and project delivery methods.
• Experience in implementing BIM for sustainable design and energy modeling.
