Key Responsibilities:
Project Planning & Execution:
- Oversee the full project lifecycle from planning to handover in alignment with company goals.
- Develop and implement project execution strategies to ensure timely completion.
- Monitor site progress, ensuring adherence to quality and safety standards.
- Resolve construction challenges, design modifications, and operational issues efficiently.
Budgeting & Cost Management:
- Prepare and control project budgets, ensuring cost efficiency without compromising quality.
- Identify cost-saving opportunities through value engineering and process improvements.
- Approve contracts, procurement, and vendor negotiations in coordination with the procurement team.
Compliance & Regulatory Approvals:
- Ensure projects adhere to BMC, RERA, and other statutory requirements.
- Liaise with government authorities for approvals, NOCs, and environmental clearances.
- Implement safety and sustainability guidelines in line with legal norms.
Stakeholder & Team Management:
- Collaborate with architects, consultants, contractors, and internal departments to ensure seamless project execution.
- Lead a team of project managers, engineers, and site supervisors, ensuring high performance.
- Handle client and investor expectations, ensuring smooth project delivery.
Process Improvement & Innovation:
- Implement best practices and technological advancements in project execution.
- Improve construction methodologies for faster and more efficient project delivery.
- Optimize resource allocation and workforce planning for maximum efficiency.
Key Requirements:
Qualifications & Experience:
- B.E./B.Tech in Civil Engineering or Construction Management (Master's degree preferred).
- 15+ years of experience in real estate project management, with a strong background in luxury residential & commercial projects.
- Prior experience in managing high-rise or premium projects in South Mumbai is highly preferred.
Skills & Competencies:
- Strong leadership and decision-making skills.
- Expertise in budgeting, contract management, and risk mitigation.
- Excellent communication and negotiation skills.
- Knowledge of local construction laws, safety standards, and regulatory approvals.
- Proficiency in MS Project, Primavera, AutoCAD, and ERP systems.
