Reporting To: VP – Leasing & Acquisition (Pune) / Country Head – Investments & Acquisition

Function: Enterprise Office Leasing (Non-Retail)

Role Overview

The AVP – Leasing & Acquisition will support enterprise office leasing initiatives in Mumbai, Chennai and Hyderabad Location, focusing on mid-to-large occupier mandates. The role requires strong execution capability, occupier connects, proposal preparation skills, and market intelligence depth.

Key Result Areas (KRAs)

1. Enterprise Leasing Execution

• Support and close mandates typically 500–1500+ seats.
• Build occupier pipeline and manage active RFPs.
• Drive site visits, negotiations, and deal closure.

2. Ecosystem & Relationship Building

• Work closely with IPC brokers, coworking operators, and developers.
• Maintain strong landlord relationships across Pune micro-markets.
• Develop recurring occupier mandate flow.

3. Market Intelligence

• Track rentals, coworking rates, vacancy, and supply pipeline.
• Maintain database of building stackings and lease expiries.
• Provide accurate rental benchmarking inputs.

4. Proposal & Financial Structuring

• Prepare leasing proposals and client presentations.
• Build financial models in Excel.
• Create presentations using PowerPoint and Canva.
• Support commercial structuring discussions.

Ideal Candidate Profile

• 6–9 years of commercial office leasing experience.
• Background in IPC / coworking enterprise sales / office developer leasing teams.
• Strong Pune market exposure.
• Demonstrated deal execution capability.
• Strong Excel and presentation skills.
• Retail leasing background not relevant.
