ROLE SUMMARY

  • The key responsibilities are to:

Explore Growth Opportunities: Conduct regular market analysis to identify high-potential locations for new center expansions.

Stay Ahead of the Curve: Track key property deals, rental trends, and economic developments across micro-markets to inform strategic decisions.

Build a Strong Network: Establish and nurture relationships with brokers and market influencers to stay plugged into prime real estate opportunities.

Maintain a Strategic Property Pipeline: Lead the development and upkeep of a robust database of available and potential real estate options.

Evaluate Business Potential: Carry out detailed feasibility studies—assess site suitability, market demand, catchment demographics, competition, income levels, and market trends.

Drive Financial Decision-Making: Perform financial modeling and business analysis to support property acquisition decisions.

Lead Negotiations: Engage directly with property owners and brokers, manage discussions, and lead end-to-end negotiations to secure optimal locations.

Cross-Functional Collaboration: Work closely with Finance and Legal teams to oversee due diligence, contracts, and compliance for shortlisted properties.

Ensure Smooth Handover: Liaise with Projects, Operations, and Safety teams to ensure seamless handover and readiness of finalized properties.

Foster Long-Term Partnerships: Maintain strong relationships with existing landlords and ensure ongoing coordination for mutual success.

KEY ATTRIBUTES

  • Living the Can Do spirit by displaying the following Key Attributes:

Qualifications:

  • MBA (preferred specialization in Real Estate or Strategy)
  • Strong analytical and financial modeling skills related to property evaluation and business viability
  • Proficient in MS Office Suite (especially Excel & PowerPoint) and tools like Google Maps for site planning and analysis
  • Solid understanding of key real estate markets—including regulatory frameworks, current trends, major developments, and influencing business factors

Experience:

  • 10–12 years of relevant experience in new site acquisition, ideally with a focus on metro cities such as Bangalore, Hyderabad, etc.
  • Industry exposure in Retail, Healthcare, Hospitality, or Education is highly desirable
  • Hands-on experience working with IPC firms (International Property Consultants) or reputed real estate companies, with a strong network and market knowledge
