Job Description

Job Title: AVP – Contracts Management

Department: Contracts & Procurement

Experience: 20+Years

Role Overview

The AVP – Contracts will lead the contracts and commercial function across multiple real estate projects, ensuring effective contract management, cost control, risk mitigation, and compliance. This role is responsible for driving strategic sourcing, contract negotiations, and governance frameworks to support timely and cost-efficient project delivery.

Key Responsibilities

1. Contract Strategy & Management

  • Develop and implement contract management strategies aligned with organizational goals.
  • Oversee the end-to-end contract lifecycle (tendering, drafting, negotiation, award, execution, and closure).
  • Standardize contract templates, clauses, and processes across projects.

2. Tendering & Procurement

  • Lead tendering processes including bid evaluation, techno-commercial analysis, and vendor finalization.
  • Ensure competitive sourcing while maintaining quality and timelines.
  • Drive value engineering and cost optimization initiatives.

3. Commercial & Cost Control

  • Monitor project budgets, cash flows, and cost variations.
  • Evaluate and certify contractor bills, variations, and claims.
  • Ensure financial discipline and cost efficiency across projects.

4. Claims & Dispute Management

  • Handle contractual claims, disputes, and arbitration processes.
  • Mitigate risks through proactive contract administration.
  • Liaise with legal teams for dispute resolution.

5. Stakeholder Management

  • Collaborate with internal teams (Projects, Design, Finance, Legal) for seamless execution.
  • Manage relationships with contractors, consultants, and vendors.

6. Risk & Compliance

  • Identify contractual risks and implement mitigation strategies.
  • Ensure compliance with statutory, legal, and company policies.
  • Maintain proper documentation and audit readiness.

7. Team Leadership

  • Lead, mentor, and develop the contracts team.
  • Drive performance management and capability building.

Key Skills & Competencies

  1. Strong expertise in construction contracts (EPC, item rate, lump sum, turnkey).
  2. In-depth knowledge of commercial and legal aspects of real estate projects
  3. Excellent negotiation and vendor management skills.
  4. Strong analytical and financial acumen.
  5. Leadership and stakeholder management capability.
  6. Familiarity with contract laws and dispute resolution mechanisms.
