Responsibilities
- Conduct comprehensive cost segregation studies for commercial and residential properties.
- Analyze architectural plans, construction documents, and financial records to identify eligible assets for reclassification.
- Collaborate with engineering and tax teams to ensure accurate allocation of costs.
- Prepare detailed reports that outline findings and recommendations for clients.
- Stay updated on IRS regulations and industry standards related to cost segregation.
- Communicate effectively with clients to explain the benefits and process of cost segregation studies.
- Provide guidance on tax implications and strategies for depreciation.
Requirements
- Master's degree in Accounting, Finance, Engineering, or a related field.
- Proven experience in cost segregation analysis or related tax accounting roles.
- Strong analytical skills and attention to detail.
- Excellent written and verbal communication skills.
- Familiarity with tax software and tools used in cost segregation studies.
- Ability to work independently and manage multiple projects simultaneously.
Preferred Qualifications
- CPA or other relevant certification.
- Experience with real estate and property taxation.
- Knowledge of construction and architectural principles.
Other Expertise (not Required, But Preferable)
- Perform valuations for financial reporting purposes for fair value measurements (ASC 820).
- Prepare Business Enterprise Valuations using income, market, and asset-based approaches.
- Develop valuation models and perform financial modelling (DCF, guideline public company, guideline transaction, option-pricing models, binomial, monte carlo simulation, etc.) and perform sensitivity and scenario analysis.
- Execute Purchase Price Allocations (PPA) under ASC 805 for financial reporting purposes, IRC Section 1060 for tax reporting purposes, including identification and valuation of tangible and intangible assets and goodwill.
- Conduct Legal Entity valuations for tax reporting, internal planning, regulatory, and restructuring purposes.
- Perform qualitative and quantitative impairment testing for goodwill and long-lived assets (ASC 350 / 360).
- Perform debt capacity engagements to assess sustainable leverage based on cash flows, coverage ratios, and credit metrics for tax reporting purposes.
- Support tax-related valuation engagements including valuations for tax reporting and compliance purposes in accordance with the IRS standards.
- Review/prepare valuation reports and prepare presentations for team and clients.
