JOB DESCRIPTION Deputy Sales Manager (Banglore)

Compensation (CTC): 6,00,000 8,00,000 per annum

Performance Variable: 4,00,000 18,00,000 per annum (purely performance-linked and dependent on achievement of targets/KPIs)

(Final compensation will be based on 25 years experience and interview performance.)

Experience: 2 to 5 years (Real Estate Sales preferred)

Location: Banglore

Employment Type: Full-time

Requirement: Two-wheeler is mandatory (field role with frequent site visits)

Reporting To: Sales Manager / AGM Sales

Role Summary

We are hiring an Assistant Sales Manager for Bangalore who will handle customer meetings and site visits, educate customers on projects and locations, guide them through comparisons and decision-making, and drive conversions from site visit to booking with disciplined follow-ups.

This is a field-intensive role requiring strong customer handling, communication, and closing ability.

Key Responsibilities / KRAs

1) Customer Meetings & Site Visits

Meet customers at project sites and conduct professional site visits.

Understand customer requirements (budget, location, unit type, timeline) and recommend suitable options.

Explain project details clearly: inventory options, floor plans, towers, amenities, pricing, payment plans, possession timelines, and USPs.

2) Real Estate Consulting & Customer Education

Educate customers on location advantages, connectivity, infrastructure, and micro-market insights.

Guide customers on developer credibility and project track record.

Help customers compare projects and shortlist the best fit based on need and future value.

3) Follow-ups, Negotiation & Closures

Maintain consistent follow-ups via call/WhatsApp/email after meetings and visits.

Coordinate internally for inventory checks, offers, pricing approvals, and booking process.

Support negotiation discussions and ensure closure with proper documentation and next steps.

4) CRM/MIS Updates & Discipline

Update CRM/lead sheet daily with accurate status, meeting notes, and next actions.

Maintain a strong pipeline and share daily/weekly reporting as required.

Ensure no lead is left unattended and every assigned lead has clear follow-up action.

5) Customer Experience & Professional Conduct

Ensure punctuality, grooming, and high-quality customer experience at site.

Handle customer objections confidently and escalate only when required.

Build long-term relationships to drive repeat business and referrals.

Key Performance Indicators (KPIs)

Number of customer meetings and site visits completed (planned vs done)

Lead-to-site visit conversion %

Site visit-to-booking conversion %

Number of bookings / booking value achieved

Follow-up discipline and speed (TAT after site visit)

CRM/MIS hygiene and accuracy

Customer satisfaction and low escalation/cancellation ratio

Preferred Candidate Profile

25 years of experience in Real Estate Sales (Developer / Channel Partner / PropTech / Agency).

Strong experience in customer handling, site meetings, negotiation, and closing.

Good understanding of real estate selling: layouts, pricing, location selling, and project positioning.

Familiarity with Hyderabad micro-markets is a plus.

Comfortable working in a target-driven sales environment.

Mandatory Requirements

Two-wheeler is mandatory (this is a field role with frequent site visits).

Strong communication skills (English/Hindi; Kannada is a plus).

Comfortable using CRM/Google Sheets/WhatsApp for follow-ups and updates.
