Jones Lang LaSalle Property Consultants (India) Pvt. Ltd. (JLL) is seeking an Assistant Facility Manager, Technical to drive excellence in preventive maintenance and energy conservation practices for our client. This role involves assisting the Engineering Manager in managing M&E scope, providing comprehensive technical facility services, and ensuring the achievement of financial and operational targets.

What this job involves

Preventive Maintenance & Operations

  • Achieve excellence in preventive maintenance programs with the highest standards and ensure energy conservation practices.
  • Implement and oversee pre-emptive maintenance programs to reduce the risk of sudden failures of critical equipment.
  • Plan and take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility.
  • Responsible for development of all maintenance related schedules and shutdowns in consultation with clients / OEMs.
  • Daily and weekly inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems.
  • Work towards ZERO down time and set up practices to ensure seamless service delivery.
  • Manage Downtime/ Breakdowns.
  • Arrange for ad-hoc M&E set ups as per client requirement.
  • Assume FE soft services responsibilities if need arises.
  • Responsible to handle the shifts independently on all Engineering related matters in case of any emergency.

Project & Contract Management Support

  • Assist the Engineering Manager in managing M&E scope of projects to ensure quality and deliverables within stipulated time.
  • Assist in providing comprehensive Facility, contract and procurement management for technical services to the client.
  • Assist the FM to review the maintenance/service practices of M&E Contractors to deliver quality work practices.
  • Responsible for setting up maintenance contracts to ensure risk mitigation to client operations.
  • Handle small renovation projects from initiation to completion.
  • Ensure contractors always follow site specific rules and projects are handled with minimum inconvenience to the client.

Financial Management & Compliance

  • Contribute to achieving financial and other targets established by the Account Management Team and Facilities Manager.
  • Achieve Key Performance Indicators and Service Level Agreements targets.
  • Responsible for preparation of critical spares list for all installations as per manufacturer's recommendations and plan for inventory.
  • Plan and manage the budgets for Engineering & Operational contracts.
  • Responsible for all legal & authorities related compliances pertaining to facility & engineering systems.
  • Responsible for ensuring own facility compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate.

Technical & Energy Management

  • Establish Engineering & Operational procedures and roll out the same for site staff.
  • Establish contacts with local authorities on facility related issues and maintain relationships.
  • Carry out Technical Audits for all installations at periodical intervals.
  • Implement the Energy management programs to reduce utility costs.
  • Energy management, saving opportunities, risk management & engineering systems audits.

Reporting & Documentation

  • Responsible for weekly & monthly reports on M&E, covering maintenance contracts, spare parts consumption, incident reports, improvement projects.
  • Maintain the logbooks, checklists and PPM schedules for all M & E installations.

Desired Skills and Qualifications

Technical Acumen

  • Strong understanding of preventive maintenance programs and energy conservation practices.
  • Knowledge of Mechanical, Electrical, and Plumbing (MEP) installations and civil maintenance.
  • Ability to manage critical spares inventory and develop maintenance schedules.
  • Familiarity with technical audits and energy management programs.
  • Basic knowledge in project management.

Financial & Compliance Skills

  • Ability to contribute to financial target achievement.
  • Understanding of budget management for engineering and operational contracts.
  • Knowledge of legal & authority related compliances for facilities and engineering systems.
  • Familiarity with statutory obligations (CEIG, Fire, Lift, Explosives, stability certificate).

Operational & Interpersonal Skills

  • Experience in establishing and rolling out engineering & operational procedures.
  • Ability to maintain relationships with local authorities.
  • Strong skills in reporting on M&E performance, incidents, and improvements.
  • Capable of managing downtime/breakdowns and handling emergencies independently.
