Job Description

Key Responsibilities (KRAs):

1. Project Planning & Feasibility Studies

Conduct development potential analysis (FSI, setbacks, height, TDR, etc.) based on UDCPR.

Prepare project feasibility with inputs on layout efficiency.

2. UDCPR Norms & Regulatory Compliance

Ensure architectural designs strictly comply with UDCPR and KDMC norms

Monitor updates to planning regulations and apply them to current and upcoming projects.

3. Survey Plan Study

Analyze topographical, boundary, and plot demarcation surveys.

Verify site levels and boundary lines to guide optimal layout planning.

Identify site development constraints or opportunities early in design.

4. Architectural Design Development

Prepare and develop project layouts, unit plans, masterplans, and typical floor plans.

Create stacking plans and zoning layouts as per marketing and feasibility objectives.

Ensure optimum layout efficiency and technical accuracy.

5. AutoCAD Knowledge & Drawing Management

Prepare and review drawings using AutoCAD and similar platforms.

Maintain drawing discipline, file management, and update logs.

Oversee drawing versions from concept to GFC (Good for Construction).

6. Drawing Review & Quality Control

Review architectural, structural, and MEP drawings.

Ensure drawings reflect technical, regulatory, and design intent correctly.

Approve drawings for submission and execution.

7. BOQ Preparation & Review

Coordinate with estimation team for architectural BOQ preparation.

Review and verify quantities, specs, and finishes as per design intent.

Ensure accuracy and cost-efficiency of the design.

8. Consultant Coordination

Manage collaboration with structural, MEP, landscape, and other design consultants.

Ensure timely receipt and integration of all external design inputs.

Resolve interdisciplinary clashes and inconsistencies.

9. Environment Clearance (EC) Coordination

Provide architectural inputs and drawings needed for EC approval.

Coordinate with environmental consultants for submission requirements.

Ensure compliance with environmental regulations in planning.

10. Rendering & Visual Representation Coordination

Coordinate with 3D and rendering teams for accurate visuals.

Provide inputs on visuals for sales and branding.

11. Elevation Finalization & Faade Coordination

Finalize building elevation and aesthetic theme.

Coordinate with external design experts or branding team if needed.

Balance aesthetics, constructability, and branding.

Material Swatches Selection & Mood board preparation

12. Site Coordination & Visits

Conduct site visits to monitor implementation as per approved drawings.

Address on-site queries from execution team.

Ensure timely resolution of deviations or design changes.

13. Internal Stakeholder Coordination

Liaise with Sales, Marketing, Legal, and Execution teams for design-related needs.

Ensure drawings and data align with RERA, brochures, and marketing collaterals.

14. Documentation & Reporting

Maintain drawing registers, design notes, and approval logs.

Provide weekly progress reports on design development.

Ensure proper version control and documentation.

15. Value Engineering & Innovation

Propose design innovations that improve cost-efficiency, space utilization, or sustainability.

16. Tender Drawing Support

Provide detailed architectural drawings for tender packages.

Coordinate with estimation and procurement teams to ensure drawing clarity.

17. Authority Submissions & Compliance Documentation

Ensure preparation of submission drawings in required formats.

Track approvals and maintain authority submission logs.

18. GFC Drawing Support

Prepare and validate Good for Construction drawings for all project phases.

Ensure GFCs are coordinated across architecture, structure, and MEP.

19. Design Change Management

Document and communicate all design changes in a timely manner.

Evaluate design changes for feasibility and regulatory compliance.

20. Post-Completion Support

Assist in the preparation of as-built drawings and completion certificates.

Key Skills Required:

Strong command of UDCPR and KDMC regulations.

Proficiency in AutoCAD, SketchUp.

BOQ understanding and estimation coordination.

Strong visual and design skills.

Excellent communication and consultant management skills.
