About The Role
We are looking for a skilled and detail-oriented Architect with hands-on experience in real estate development projects. The candidate will be responsible for preparation, coordination, and management of architectural drawings, client modification layouts, feasibility studies, and documentation control across multiple projects.
Key Responsibilities
Prepare and revise client modification drawings as per customer requirements and site feasibility.
Develop new land proposal drawings including concept layouts, massing, and planning options.
Prepare architectural layouts, working drawings, and presentation drawings.
Coordinate with structural, MEP, and site execution teams for design integration.
Ensure drawings comply with local building regulations, by-laws, and development control rules.
Perform project feasibility study calculations including FSI/FAR utilization, saleable area, carpet area, and planning efficiency.
Evaluate potential land parcels for development suitability.
Assist management in project planning and design optimization to maximize project value.
- Drawing Management & Documentation
Maintain proper drawing management system and ensure all drawing folders and revisions are updated.
Maintain drawing registers, version control, and record keeping.
Issue drawings to site teams, consultants, and vendors with proper tracking.
Ensure updated drawings are circulated and outdated drawings are withdrawn.
- Coordination & Site Support
Coordinate with site engineers and contractors regarding drawing clarifications.
Visit project sites when required to ensure design implementation accuracy.
Support sales and CRM teams in resolving customer modification queries.
Required Skills
Strong knowledge of residential/commercial real estate project planning.
Expertise in feasibility calculations (FSI, loading, carpet & saleable area).
Excellent drawing coordination and documentation control skills.
Ability to understand municipal regulations and approval drawings.
Good communication and coordination skills.
Technical Skills
AutoCAD (Mandatory)
SketchUp / Revit (Preferred)
MS Excel (for feasibility calculations)
Basic knowledge of local DCR / building by-laws
Educational Qualification
Bachelor's Degree in Architecture (B.Arch) Mandatory
