Key Responsibilities
Technical Operations Management
- Ensure all electromechanical and utility services are operational during shift duty
- Manage technical assets across the building with support from engineering and technician teams
- Coordinate with Property Manager / Assistant Property Manager for technical issue resolution
Preventive & Predictive Maintenance
- Plan and execute Planned Preventive Maintenance (PPM) schedules
- Maintain asset performance records, history cards, and maintenance logs
- Monitor AMC/CAMC and defect liability assets through tracking systems
Team Leadership & Development
- Supervise shift engineers and maintenance staff
- Support hiring, training, and development of technical teams
- Review team performance and provide technical guidance
Vendor & Contract Management
- Monitor vendor performance, quotations, and invoices
- Conduct monthly vendor meetings and ensure corrective actions
- Ensure timely renewals of contracts and follow-up on payments
Performance Monitoring & Reporting
- Track SLAs and KPIs to ensure service excellence
- Maintain DMR, MMR, and other engineering reports
- Ensure accurate documentation, logbooks, and checklists are maintained
Budget & Financial Control
- Support budgeting and cost control activities
- Ensure proper cost sheet preparation, approvals, and invoice submissions
- Monitor operational expenses and vendor payments
Safety, Compliance & Risk Management
- Ensure adherence to safety procedures, work permits, and compliance standards
- Conduct risk assessments and support mitigation planning
- Perform root cause analysis for system failures and breakdowns
- Participate in emergency response teams (ERT/QRT) and evacuation drills
- Promote No Safety No Work culture
Energy & Efficiency Management
- Plan and implement energy conservation initiatives
- Monitor utility consumption and promote efficiency improvements
Incident & Breakdown Management
- Handle major complaints and coordinate resolution with technical teams
- Ensure timely escalation and resolution of critical issues
Process Improvement & Coordination
- Develop corrective, preventive, and emergency response action plans
- Collaborate with regional and corporate teams for reporting compliance
- Ensure continuous improvement in operational processes
