Key Responsibilities:
Team Leadership:
- Lead and mentor a team of contract professionals.
- Allocate tasks, define timelines, monitor completion, and provide support to ensure timely project delivery.
Contract Preparation & Management:
- Draft and prepare tender and contract documents for civil, finishes, facades, and interior works.
- Oversee the complete contracting lifecycle from preparation to finalization.
- Develop and implement zero-based costing and contracting strategies.
Contractor Evaluation & Negotiation:
- Evaluate contractors pre-bid and compare quotes.
- Conduct rate analysis and lead negotiations to finalize contracts.
- Handle claim settlements, escalations, and dispute resolution.
Project Support & Process Improvement:
- Manage complex contractual requirements, especially for high-rise projects and occupancy certificate processes.
- Improve and standardize contract-related processes across projects.
Cost Optimization:
- Identify strategies to optimize the Cost of Construction (CoC).
- Track contracting and sourcing strategies via Tender Event Schedules.
Stakeholder Collaboration:
- Coordinate with clients, architects, consultants, vendors, subcontractors, and suppliers.
- Ensure execution teams have necessary resources to meet cost and schedule targets.
SOP Development & Compliance:
- Develop, review, and update SOPs aligned with industry regulations and company policies.
- Ensure adherence to safety standards in design and equipment specifications.
Technical Review & On-Site Coordination:
- Review and approve method statements, material transmittals, prequalification documents, and shop drawings.
- Resolve site queries and anchor on-site activities to ensure project completion within time and budget.
Documentation & Contractual Compliance:
- Prepare bid documents, finalize specifications, and manage Bill of Quantities (BOQ).
- Negotiate, review, and award contracts; maintain proper handling and compliance of all contract documents.
