Job Summary:
We are looking for an experienced Live Underwriter with hands-on expertise in evaluating loans in real-time using the 4 C's (Credit, Capacity, Capital, Collateral). The role involves making instant underwriting decisions, working closely with loan officers, and ensuring compliance with US mortgage guidelines.
Key Responsibilities:
- Perform live underwriting of mortgage loans and make real-time credit decisions
- Analyze borrower profiles using the 4 C's framework:
- Credit: Review credit history, scores, tradelines, and liabilities
- Capacity: Calculate income, analyze employment stability, and assess DTI ratios
- Capital: Evaluate assets, reserves, and funds to close
- Collateral: Review property appraisal, LTV ratios, and property eligibility
- Review loan files including:
- Income documents (W-2s, pay stubs, tax returns)
- Bank statements and asset documentation
- Credit reports and liabilities
- Issue approval / suspense / decline decisions with clear conditions
- Interact with loan officers in real-time (calls/chat) to resolve queries
- Ensure compliance with FNMA, Freddie Mac, FHA, VA guidelines
- Identify risk factors and fraud indicators
- Maintain high productivity and turnaround time (TAT)
- Update loan status in LOS systems (e.g., Encompass)
Required Skills:
- Strong experience in Live Underwriting (real-time decisioning)
- Deep knowledge of 4 C's of underwriting
- Expertise in income calculation (salaried & self-employed)
- Knowledge of agency guidelines (FNMA, Freddie Mac, FHA, VA)
- Ability to make quick and accurate decisions under pressure
- Experience with LOS tools like Encompass
- Excellent communication skills (verbal & written)
Preferred Qualifications:
- Bachelor's degree in Finance/Commerce or related field
- Mortgage underwriting certification (preferred)
- Experience working in US mortgage shift
