1. Job Purpose

To manage end-to-end project financing and borrowing activities for real estate projects, including arranging funds through term loans, construction finance, Loan Against Property (LAP), Lease RentalDiscounting (LRD), Overdraft (OD) facilities, and Inter-Corporate Deposits (ICDs) at the group level. The role ensurestimelyfund availability for land acquisition, construction, and development phases, compliance with covenants, and optimization of borrowing costs.

2. Key Responsibilities

  • Assess funding requirements for ongoing and upcoming real estate projects.
  • Prepare financial models and cash flow projections for project financing.
  • Evaluate funding options including term loans, construction finance, LAP, LRD, OD facilities, and ICDs.
  • Identifysuitable lenders (banks, NBFCs, funds,private equity) and negotiate terms.
  • Structure loan agreements considering project milestones and repayment schedules.
  • Secure approvals for drawdowns and ensuretimelydisbursement of funds.
  • Negotiate ICD terms with NBFCs and manage group-level borrowing arrangements.
  • Ensure adherence to loan covenants, RERA guidelines, and statutory requirements.
  • Maintainaccuratedocumentation for loan agreements, security creation, and ICD contracts.
  • Coordinate with legal teams for mortgage creation and charge registration.
  • Track interest rates, repayment schedules, andoptimizeborrowing costs.
  • Prepare MIS on project funding status, debt portfolio, ICDutilization, loanrepaymentand interest cost analysis.
  • Highlight risks related to funding delays or covenant breaches.
  • Liaise with internal teams (Projects, Accounts, Legal) for fundutilizationand compliance.
  • Maintain strong relationships with banks, NBFCs, and rating agencies.

3. Skills & Competencies

  • Expertisein project finance, debt structuring, LAP, LRD, OD facilities, and ICD management.
  • Strong negotiation and relationship management with lenders and NBFCs.
  • Knowledge of RERA, real estate financing norms, and regulatory compliance.
  • Proficiencyin financial modelling and cash flow analysis.

4. Educational Qualifications

MBA in Finance / CA /CA Inter/CFA preferred

5. Experience

  • 810 years in project finance and borrowing management, preferably inrealestate or infrastructure sector.
