Job Description

Operational Management & Leadership

• Lead and mentor teams to deliver company vision and client-aligned services

• Ensure alignment with operational goals and service excellence standards

• Define and enforce community guidelines for residential and amenity usage

• Oversee backend operational processes and documentation

Resident & Guest Experience

• Ensure premium resident experience across lobby, clubhouse, and common areas

• Maintain hospitality-driven service standards across all touchpoints

• Handle resident concerns and ensure proactive service delivery

• Enhance customer satisfaction through process excellence

Maintenance & Engineering Operations

• Implement planned preventive maintenance (PPM) schedules for all systems

• Ensure zero downtime of critical systems including lifts, DG sets, fire systems, etc.

• Manage AMC renewals and vendor maintenance schedules

• Oversee housekeeping, landscaping, and facility upkeep schedules

Vendor & Contract Management

• Manage vendor onboarding, quotations, negotiations, and invoicing

• Monitor vendor performance through monthly evaluations

• Ensure SLA adherence and service quality compliance

• Identify service gaps and implement corrective actions

Safety, Security & Compliance

• Ensure strict adherence to fire safety, security protocols, and statutory compliance

• Maintain audit readiness for safety and operational inspections

• Implement risk mitigation and emergency preparedness measures

• Ensure compliance with residential safety standards

Budgeting & Financial Management

• Develop and manage Common Area Maintenance (CAM) budgets

• Monitor operational expenses and ensure cost control within limits

• Track cost centers and ensure budget adherence

• Support financial reporting and expense optimization

Team Development & Performance Management

• Conduct training, induction, and mentoring of onsite teams

• Set and monitor performance goals for departments

• Foster accountability, discipline, and service excellence culture

• Ensure continuous improvement in team productivity
