Job Description: Technical Manager - Commercial Property
Position Summary
Oversee technical operations and engineering staff for commercial property portfolio. Ensure optimal building performance, regulatory compliance, and cost-effective maintenance while delivering exceptional tenant service.
Key Responsibilities
Operations & Maintenance
- Manage building systems (HVAC, electrical, plumbing, life safety)
- Implement preventive maintenance programs
- Coordinate emergency response and after-hours issues
Team Leadership
- Supervise engineering staff, contractors, and vendors
- Conduct performance evaluations and training
- Ensure proper staffing and safety protocols
Compliance & Risk
- Maintain regulatory compliance and building permits
- Manage inspections and corrective actions
- Implement safety and emergency procedures
Financial Management
- Develop and manage operating and capital budgets
- Negotiate vendor contracts and analyze costs
- Implement energy conservation initiatives
Tenant Relations
- Respond to service requests promptly
- Coordinate tenant improvement projects
- Communicate maintenance activities
Required Qualifications
- Bachelor's degree in engineering or Facilities Management
- 5-7 years commercial property/facilities management experience
- Supervisory experience managing technical teams
- Knowledge of building systems and codes
- Professional license/certifications preferred
- Valid driver's license
