The Asset Accountant is responsible for supporting the accounting and financial tracking of the company's investment platforms, development projects, and underlying property-level assets, including land, hotel, and storage facility investments. This role provides the core accounting data used in investment reporting, performance tracking, and downstream analytical calculations. The position requires strong knowledge of GAAP and tax treatment of fixed assets and development-related costs, as well as the ability to manage complex, multi-entity asset portfolios. Corporate accounting responsibilities are included but represent a smaller portion of the overall workload.

  • Maintain detailed accounting records for investment platforms, development projects, and property-level assets
  • Track capitalized costs associated with development projects, including land acquisition, construction-in-progress, and placed-in-service assets
  • Manage fixed asset accounting, including capitalization, depreciation, disposals, and transfers for both book and tax purposes
  • Ensure accuracy and completeness of asset-level financial data used in investment reporting and performance analysis
  • Support accounting inputs used by internal teams responsible for investment allocations and downstream calculations
  • Review property-level financial information and ensure alignment with internal accounting records and development status
  • Apply GAAP and tax principles to development and operational assets, including proper treatment of construction-in-progress and asset conversions
  • Prepare reconciliations and supporting schedules related to investments, development projects, and fixed assets
  • Manage property and asset insurance tracking across all stages of development, including:
  • Ensuring appropriate coverage is in place for land, construction, and stabilized assets.
  • Updating insurance schedules as projects transition between development stages
  • Removing parcels or assets from insurance billing upon sale or disposition
  • Assist with preparation of tax workpapers, including depreciation schedules, development costs, and supporting documentation during tax season
  • Maintain accounting for corporate entities, including general ledger activity and period-end close processes.
  • Coordinate with asset management, development, and external partners to ensure accurate financial and insurance reporting across the portfolio.

Qualifications

Bachelor's degree in accounting, Finance, or related field

  • 8-10 years of accounting experience, preferably in real estate, development, private equity, or investment management
  • Strong understanding of U.S. GAAP and tax treatment of fixed assets and development costs
  • Experience with construction-in-progress accounting and capitalization of development expenditures
  • Knowledge of depreciation methods (MACRS, bonus depreciation, Section 179)
  • Experience working with multi-entity structures and asset-heavy portfolios
  • Advanced Excel skills and strong attention to detail
  • Strong organizational and analytical skills with the ability to manage multiple projects and deadlines
