Role Description

We are seeking a highly skilled and experienced Senior Quantity Surveyor for a full-time on-site position based in Bengaluru. The role involves preparing Bill of Quantities (BOQ), managing and controlling project costs, budgeting, cost planning, and maintaining accurate cost reporting throughout the project lifecycle. The Senior Quantity Surveyor will collaborate closely with project teams to ensure delivery within budget and act as a key figure in maintaining financial efficiency and accountability for multiple projects.

Qualifications

1. Cost Planning & Estimation

·         Prepare detailed cost estimates and budgets for residential projects at concept, design, and pre-construction stages.

·         Conduct quantity take-offs from architectural, structural, and MEP drawings.

·         Develop and maintain cost databases for residential construction materials and labor rates.

·         Provide value engineering inputs to optimize design and reduce project costs.

2. Tendering & Procurement

·         Prepare and issue Bills of Quantities (BOQ), tender documents, and scope of work packages for civil, finishing, and MEP trades.

·         Evaluate contractor quotations and assist in bid analysis and finalization.

·         Support vendor prequalification and procurement strategy aligned with project timelines and budgets.

·         Coordinate with procurement and contracts teams for purchase order preparation and contract awards.

3. Contract Administration

·         Review and monitor all project-related contracts, subcontracts, and agreements.

·         Assess and process variation orderschange requests, and claims from contractors.

·         Ensure that all contractual obligations, timelines, and deliverables are met.

·         Maintain accurate records of correspondence and contractual documentation for audit and reporting.

 4. Cost Control & Financial Reporting

·         Monitor ongoing project costs to ensure alignment with approved budgets.

·         Prepare monthly cost reportscash flow forecasts, and financial summaries for management.

·         Track budget deviations and propose corrective measures to control cost overruns.

·         Support management in project feasibility studies and cost-benefit analyses for new developments.

5. Measurement & Valuation

·         Verify contractor progress claims and prepare interim payment certificates (IPC).

·         Carry out on-site measurements and reconcile quantities with contractors.

·         Finalize project accounts upon completion, ensuring all variations and claims are settled.

6. Coordination & Communication

·         Collaborate with design, project management, engineering, and procurement teams to ensure cost-efficient execution.

·         Attend project meetings to provide input on cost, progress, and contract matters.

·         Coordinate with finance for payment processing and budget control.

7. Compliance & Quality

·         Ensure compliance with company cost management procedures and industry standards.

·         Maintain documentation in line with ISO, RERA, or other local regulatory requirements.

·         Support audits and ensure transparency in cost and contract records.

8. Team Support & Development

·         Supervise junior QS staff and review their work for accuracy and consistency.

·         Assist the senior management team in preparing project cost presentations and board reports.

·         Contribute to process improvement initiatives in cost control and contract management.
