Role Overview
This is a senior commercial role responsible forcost planning, tendering, procurement, contract management, financial control, and project commercial reporting. The role supports luxury residential and international projects and requires deep knowledge of quantity surveying, strong commercial acumen, and advanced documentation skills.
Ideal for senior QS professionals experienced inhighend residential construction,international procurement, andcomplex project commercial delivery.
Key Responsibilities
- Prepare detailedcost estimates, BOQs, tenders, bids, cost plans, and project budgets
- Draft, manage, and reviewcontracts, subcontracts, and contractual correspondence
- Leadprocurement, vendor selection, quotations, negotiations & contractor agreements
- Monitorproject costs, variations, change orders, and cash flow forecasts
- Supportcommercial reporting, MIS, and financial oversight across projects
- Conduct cost analysis, risk assessments, and commercial recommendations
- Develop and maintainExcel-based cost trackers, QS dashboards & cost-control tools
- Usedigital tools, estimation software, andAIenabled systemsto improve QS processes
- Liaise with design, construction, and leadership teams for commercial coordination

- Strongcommercial and contractual knowledge
- Expertise inquantity estimation, cost planning, tender documentation, BOQ preparation
- Strong experience inprocurement management, vendor negotiation, contract management
- Excellent stakeholder management and communication
- Ability to work oncomplex, highvalue, luxury residential projects
- Strong analytical thinking, accuracy, and commercial awareness
- Proficiency inAdvanced Excel, data analysis & digital QS tools
- Ability to work remotely while managing multiple international stakeholders
Preferred Skills
- Experience withinternational projects, especiallyMiddle East
- Experience usingProcore, Primavera, Aconex, or similar construction management platforms
- Experience preparingMIS commercial reports, cost forecasts, and value engineering studies
- Ability to useAI tools (ChatGPT, Copilot)to assist in QS documentation, scope reviews & comparisons
Qualifications
- Minimum7+ years experienceas a Quantity Surveyor
- Strong residential / luxury home project experience
- Middle East project experience preferred
- Bachelor's degree in Civil Engineering / Quantity Surveying / Construction Management
- Strong English written and verbal communication
