. Develop, manage and monitor project budgets, cost forecasts and financial performance for building, civil engineering, foundation and infrastructure projects.
. Prepare and analyze cost comparisons, feasibility studies and cost-benefit analyses to support project planning and tender submissions.
. Measure quantities, prepare quantity take-offs and verify completed works to ensure accurate claims and compliance with contractual requirements.
. Obtain quotations, evaluate, negotiate and liaise with subcontractors and suppliers to secure competitive pricing and favorable commercial terms.
. Prepare, submit and manage tender documents, contracts, procurement schedules, variation orders (VO), progress claims, final accounts and project settlements.
. Assist in contract administration and commercial management matters throughout the project lifecycle.
. Draft contractual correspondence, notices, instructions, claims and other contract-related documents in accordance with contract requirements and project timelines.
. Assess and manage Extension of Time (EOT) claims, variation claims and other contractual submissions.
. Review contractual provisions, amendment clauses, preliminaries, preambles and supplementary agreements to ensure compliance with project requirements.
. Assist in the preparation, evaluation and recommendation of tenders, Requests for Proposal (RFP), bids and contract documentation.
. Prepare payment applications, monitor certification status and ensure timely collection of payments and finalization of accounts.
. Administer subcontractor accounts including work orders, progress payments, variation claims, reconciliation and final account settlement.
. Track project expenditures, analyze cost variations and provide regular cost reports and financial updates to management and clients.
. Compile monthly reports on project costs, sales performance, subcontractor liabilities and overall project financial status.
. Coordinate and liaise with clients, consultants, contractors, subcontractors and project stakeholders to resolve contractual, commercial and project-related matters.
. Attend and participate in project meetings, commercial meetings and contract negotiations as required.
. Monitor project progress and contractual obligations to ensure compliance with project timelines and contract requirements.
. Maintain proper project records and documentation for contract administration, dispute resolution and claims management purposes.
. Ensure compliance with contractual, legal, safety and environmental regulations throughout project execution.
. Attend project sites to monitor work progress, verify measurements and completed works, and support commercial and contractual matters as required.
. Perform all other quantity surveying and commercial management duties as assigned by Management.
Job Requirements
. Diploma or Degree
. Minimum 3 years of relevant QS experience in construction, civil engineering, foundation or contract role.
. Strong knowledge of cost estimation, tendering, contract administration, procurement, variation orders, claims management and final accounts.
. Proven experience in contract negotiation and subcontractor management.
. Familiarity with local standard forms of construction contracts and contract administration procedures.
. Strong analytical, negotiation and problem-solving skills with attention to detail.
. Ability to work independently, manage multiple projects and meet tight deadlines.
. Good communication and interpersonal skills.
. Strong leadership skills with ability to lead QS activities, mentor junior staff and coordinate with project teams effectively.
. Willing to work a 5.5-day work week and attend project sites on Saturdays as required to support project operations, site coordination, measurements, valuations and commercial activities.
