Role OverviewWe are seeking an experienced Marketing Manager with a strong background in real estate marketing and sales operations to lead and manage end-to-end marketing functions. The role demands deep understanding of the Bhubaneswar real estate market, hands-on experience in pre-sales, post-sales, CRM-led lead management, and the ability to build and manage a robust Channel Partner (CP) network.
This position requires a professional with a pleasing personality, excellent communication skills, strong discipline, and a customer-first mindset.
Key Responsibilities1. Marketing Strategy & Execution- Develop and execute comprehensive marketing strategies for residential and mixed-use real estate projects.
- Plan and manage project-wise marketing campaigns (digital, offline, on-ground activations).
- Coordinate with branding agencies, digital marketing teams, and creative partners to ensure consistent brand messaging.
- Monitor marketing budgets, ROI, and campaign performance metrics.
2. Pre-Sales & Lead Management- Oversee pre-sales operations including lead generation, qualification, nurturing, and allocation.
- Ensure seamless handling of leads through CRM platforms (HubSpot, Salesforce, or equivalent).
- Track lead sources, conversion ratios, and optimize funnel performance.
- Train and guide pre-sales teams on scripts, follow-ups, and customer engagement best practices.
3. Post-Sales Coordination- Work closely with the post-sales team to ensure smooth customer onboarding, documentation, and handover processes.
- Ensure customer satisfaction through structured communication and timely resolution of concerns.
- Coordinate with legal, accounts, and operations teams for agreement execution and milestone communications.
4. Channel Partner (CP) Network Development- Build, expand, and manage a strong network of Channel Partners, brokers, and real estate consultants.
- Design CP engagement programs, incentive structures, and regular briefing sessions.
- Conduct CP meets, project walkthroughs, and sales enablement presentations.
- Ensure transparent communication and healthy long-term relationships with CPs.
5. Market Intelligence & Local Expertise- Maintain strong awareness of Bhubaneswar real estate micro-markets, pricing trends, competitor projects, and buyer behavior.
- Track new launches, regulatory changes, and infrastructure developments impacting demand.
- Provide regular market insights and competitive analysis to management.
6. Team Management & Coordination- Lead and mentor marketing, pre-sales, and CRM teams.
- Set clear KPIs, conduct performance reviews, and ensure team discipline and punctuality.
- Ensure a polite, professional, and customer-friendly culture across all customer touchpoints.
Desired Candidate Profile- Minimum 7 years of experience in real estate marketing with reputed developers or brokerage firms in Tier 1 or Tier 2 cities.
- Strong exposure to pre-sales, post-sales, CRM systems, and lead lifecycle management.
- Proven experience in Channel Partner network creation and management.
- Sound understanding of the Bhubaneswar real estate market, localities, buyer segments, and pricing dynamics.
- Excellent verbal and written communication skills.
- Pleasing personality, highly professional, punctual, and courteous in client interactions.
- Strong coordination skills with internal teams and external stakeholders.
