Description
The Senior Regional Business Development Manager Real Estate will drive centre expansion across the assigned region. The role includes site sourcing, feasibility assessment, landlord negotiations, legal coordination, and cross-functional collaboration to ensure timely and high-quality store openings. This position requires extensive travel across the assigned region for market visits, site evaluations, and landlord/vendor meetings.

Role
Network & Expansion
- Lead centre expansion across all assigned cities within the region.
- Scout and identify suitable properties based on regional expansion priorities.
- Build and maintain strong networks with brokers, consultants, developers, and landlords.
Site Evaluation & Commercials
- Conduct pre-feasibility studies (real estate parameters, business projections, legal checklist).
- Negotiate commercial terms and close deals in alignment with company guidelines.
- Prepare and present site feasibility packs to senior management for approval.
Due Diligence & Documentation
- Drive due diligence processes, legal documentation, and agreement closures.
- Ensure all landlord deliverables both pre- and post-construction are met on time.
- Maintain accurate documentation for property approvals and agreements.
Cross-Functional Coordination
- Coordinate closely with Projects, Legal, Finance, Operations, and Marketing teams to ensure seamless execution.
- Support launch marketing activities and provide on-ground inputs during new store openings.
Required Skills
- Qualification: Postgraduate (Sales & Marketing / Finance preferred)
- Experience: 1012 years
- Industry Background: Retail, FMCG, QSR, or any high-growth expansion-driven category Strong negotiation and influencing skills
- Excellent communication (written & verbal)
- Ability to collaborate effectively across functions
- Proficiency in MS Office (PowerPoint, Excel, Google Sheets)
- Strong process orientation and attention to detail
- Additional Requirement: Mandatory travel across regional cities for market scouting, site visits, and deal closures
