At UniLiv, marketing is not a support function — it is a core revenue driver. As we scale across cities and institutional partnerships, performance marketing will directly influence occupancy, unit economics, and growth velocity.
Role Summary
We are looking for a high-ownership Performance Marketing Leader who can build and scale UniLiv's digital acquisition engine.
This is not a campaign execution role.
This is a full-funnel revenue role where you will be responsible for:
- Demand generation
- Funnel efficiency
- Cost optimization
- Revenue contribution
You will manage large-scale budgets, own performance across channels, and work closely with sales and operations to ensure that marketing translates into actual bookings.
What You Will Own
1. Demand Generation & Revenue Outcomes
- Drive high-intent D2C leads for student housing and co-living
- Own performance contribution toward ₹10–12 Lakhs+ monthly revenue
- Focus on lead quality and conversion, not just volume
2. Large-Scale Performance Marketing Execution
- Manage and scale ₹2–3 Crore monthly ad spend
- Lead campaigns across:
- Google Ads (Search, Display, YouTube)
- Meta Ads (Facebook, Instagram)
- Build city-level and property-level demand strategies
3. CAC, CPL & ROI Ownership
- Own and optimize:
- Cost per Lead (CPL)
- Customer Acquisition Cost (CAC)
- Return on Ad Spend (ROAS)
- Ensure profitable and scalable growth
4. Full Funnel Optimization
- Own the journey from lead → call → visit → booking
- Work closely with sales to:
- Improve lead response time
- Improve conversion quality
- Identify and fix drop-offs across the funnel
5. AI-Led Growth Engine
- Leverage AI tools for:
- Campaign optimization
- Creative generation
- Audience targeting
- Data insights
- Build a lean, high-efficiency performance system
6. Creative & Experimentation Strategy
- Drive continuous A/B testing across:
- Creatives
- Messaging
- Targeting
- Build high-converting hooks:
- Location advantage
- Pricing clarity
- Lifestyle & community
- Parent trust & safety
7. Data & Decision Intelligence
- Build clear, real-time dashboards
- Provide city-wise and property-wise insights
- Identify high ROI micro-markets
8. Cross-Functional Alignment (Critical)
- Work closely with:
- Sales team → lead quality & conversion
- Operations team → inventory & occupancy
- CX team → resident insights
- Ensure demand aligns with supply

Ideal Candidate Profile
- 4–7 years in performance marketing / growth roles
- Proven experience managing ₹1 Cr+ monthly budgets (₹2–3 Cr preferred)
- Strong hands-on expertise in:
- Google Ads (Search-heavy)
- Meta Ads
- Deep understanding of lead-generation funnels (non-ecommerce)
- Strong analytical and problem-solving mindset
- Experience in real estate / co-living / edtech / high-intent lead gen is a strong plus
- High ownership mindset — thinks like a business operator, not a marketer
