Job Title: Senior Manager – Revenue & Occupancy

Role Overview

This role owns revenue growth and occupancy optimization across all centers. The Senior Manager will work parallel with the sales team to strengthen pipeline quality, improve conversion efficiency, and ensure consistent demand generation. The mandate is simple: maximize occupancy, accelerate closures, and drive predictable revenue growth.

Key Responsibilities

1. Revenue & Occupancy Ownership

  • Drive center-wise occupancy targets and revenue realization
  • Identify underperforming locations and deploy corrective strategies
  • Optimize pricing, inventory mix, and deal structures

2. Sales Alignment & Deal Acceleration

  • Work closely with sales teams to improve conversion ratios
  • Intervene in high-value deals and complex negotiations
  • Build structured follow-up frameworks to reduce drop-offs

3. Lead Nurturing & Conversion Strategy

  • Design multi-touch nurturing journeys (calls, email, WhatsApp)
  • Improve response time, engagement quality, and lead scoring
  • Reactivate lost and dormant leads to unlock additional revenue

4. Funnel & CRM Governance

  • Own CRM discipline, pipeline visibility, and reporting accuracy
  • Track funnel metrics (Enquiry → Visit → Proposal → Closure)
  • Identify bottlenecks and implement conversion improvements

5. Cross-functional Coordination

  • Align with marketing to improve lead quality and campaign ROI
  • Work with center managers on real-time inventory and readiness
  • Collaborate with operations for seamless client onboarding

6. Market & Competitive Intelligence

  • Track competitor pricing, offers, and occupancy trends
  • Recommend pricing corrections and positioning strategies
  • Identify new demand segments (enterprise, startups, managed offices)

7. PAN India Travel & On-ground Execution

  • Travel across centers for performance reviews and sales interventions
  • Conduct training, pipeline audits, and local strategy execution

Key Skills & Competencies

  • Strong background in sales, revenue management, or business growth
  • Deep understanding of lead funnels and conversion optimization
  • CRM expertise (Salesforce / HubSpot / Zoho or similar)
  • Negotiation, stakeholder management, and deal-closing ability
  • Data-driven mindset with strong analytical skills
  • Experience in coworking / real estate / hospitality preferred
