A Senior Manager of Finance focusing on Real Estate Debt Structuring and lead the process of securing capital for commercial real estate projects, including acquisition financing, refinancing, and portfolio-level debt management. This role involves crafting complex financial models, negotiating loan terms, maintaining lender relationships, and ensuring compliance with financial covenants.
Key Responsibilities
- Debt Structuring & Fundraising: Lead debt fundraising through term loans, structured debt, and construction finance.
- Financial Modeling: Develop sophisticated cash flow waterfall models, sensitivity analyses, and debt sizing (DSCR, IRR).
- Negotiation & Documentation: Actively negotiate term sheets, loan agreements, security structures, and covenants with banks, NBFCs, and financial institutions.
- Relationship Management: Maintain relationships with lenders and investors, acting as the primary point of contact for financial inquiries.
- Risk Assessment: Perform thorough analysis of financial statements and asset valuation to identify risks and create mitigation strategies.
- Reporting & Compliance: Oversee loan compliance, monitor debt-to-equity ratios, and prepare reports for senior management and lending partners.
Required Qualifications
- Education: CA, MBA (Finance), or CFA qualification is generally required.
- Experience: 5–15 years of experience in project finance, debt syndication, or corporate banking within the real estate sector.
- Technical Skills: Advanced proficiency in MS Excel for financial modeling, along with experience using ARGUS Enterprise (preferred).
- Domain Knowledge: Strong understanding of regulatory guidelines (e.g., RBI regulations) for commercial real estate lending.
