Job Summary
We are seeking an experienced and dynamic professional to lead the Legal, Land Acquisition, and Liaison functions for our construction and real estate projects. The candidate will be responsible for handling all legal matters related to land acquisition, project approvals, regulatory compliance, litigation management, and coordination with government authorities.
Key Responsibilities
Legal & Documentation
- Draft, review, and vet agreements including Development Agreements, Joint Development Agreements (JDA), Sale Agreements, Leave & License Agreements, MOUs, Conveyance Deeds, POAs, and contractor agreements.
- Conduct title due diligence and verify land/property documents.
- Ensure compliance with RERA, municipal laws, land revenue laws, and other statutory regulations.
- Coordinate with external advocates, solicitors, and legal consultants.
- Handle litigation matters, consumer cases, arbitration, and legal notices.
Land Acquisition & Revenue Matters
- Manage end-to-end land acquisition processes and documentation.
- Liaise with landowners, brokers, surveyors, and revenue authorities.
- Conduct legal scrutiny of land records, CTS extracts, property cards, and revenue documents.
- Resolve land-related disputes and title issues.
Liaison & Approvals
- Liaison with government and regulatory authorities including Municipal Corporation, Collector Office, SRA, RERA, Town Planning, Revenue Department, and other approval bodies.
- Obtain project approvals, permissions, NOCs, and statutory clearances.
- Maintain strong relationships with local authorities and stakeholders for smooth project execution.
Compliance & Risk Management
- Monitor legal and regulatory developments impacting the real estate sector.
- Ensure timely compliance with statutory obligations and documentation.
- Identify legal risks and provide practical solutions to management.
Requirement
- LLB / LLM from a recognized university.
- 15+ years of experience in construction / real estate legal functions.
- Strong knowledge of Maharashtra land laws, RERA, redevelopment, and approval processes.
- Experience in handling liaison and coordination with government authorities.
- Excellent drafting, negotiation, and communication skills.
- Ability to independently manage legal and land matters.
