Urban Company started out as UrbanClap in Nov 2014, when its founders, Abhiraj, Raghav and Varun realized that the home services industry was predominantly unorganized, fragmented and offline. Customers found it difficult to avail quality services in a convenient manner, and service professionals were struggling to make ends meet, having to rely upon several middlemen, contractors, and local aggregators. The founders felt that the industry was ripe for disruption, and launched Urban Company, with three key principles in mind -

ABOUT THE ROLE:

The Senior Executive – Repairs & Maintenance is a key contributor to the smooth functioning of corporate infrastructure. This role is responsible for overseeing preventive and corrective maintenance activities across the facility, managing vendor relationships, and ensuring all statutory and safety compliance requirements are met. The incumbent will work closely with the Facilities Manager and cross-functional teams to deliver a safe, efficient, and well-maintained workplace environment.

KEY RESPONSIBILITIES

1. Preventive & Corrective Maintenance

▸ Plan and execute scheduled Preventive Maintenance (PM) for all MEP systems including HVAC,

electrical, plumbing, fire suppression, lifts, and DG sets.

▸ Respond promptly to breakdown calls and ensure timely resolution of corrective maintenance

requests.

▸ Maintain comprehensive maintenance logs, service histories, and asset registers.

▸ Conduct root-cause analysis for recurring failures and implement long-term corrective actions.

2. Vendor & Contractor Management

▸ Identify, onboard, and manage AMC vendors and service contractors for various facility systems.

▸ Raise Work Orders (WOs) and Purchase Orders (POs); track service delivery against SLAs and

contracts.

▸ Conduct periodic performance reviews of vendors and escalate non-compliance issues.

▸ Negotiate contract renewals and assist in procurement of materials and spare parts at optimal

cost.

3. Compliance, Safety & Statutory Requirements

▸ Ensure compliance with all statutory and regulatory requirements including fire NOC, lift

compliance, electrical safety, and pollution control norms.

▸ Conduct routine safety inspections and coordinate mock drills in partnership with the safety team.

▸ Maintain up-to-date documentation for all licenses, certificates, and inspection reports.

▸ Implement and monitor adherence to EHS (Environment, Health & Safety) protocols.

4. Budget & Cost Control

▸ Assist in preparing the annual R&M budget and track expenditure against approved allocations.

▸ Identify and execute cost-saving initiatives without compromising service quality.

▸ Process invoices and maintain documentation for audits and management reporting.

5. Operations & Coordination

▸ Coordinate with housekeeping, security, IT, and project teams for integrated facilities operations.

▸ Support fit-out and refurbishment projects by liaising with internal stakeholders and contractors.

▸ Prepare and present MIS reports, dashboards, and progress updates to senior management.

▸ Manage helpdesk tickets and ensure closure within defined TATs.

QUALIFICATIONS & EXPERIENCE

  • Education B.E. / B.Tech in Mechanical, Electrical, or Civil Engineering; Diploma holders with strong experience may be considered.
  • Experience 4–5 years in Repairs & Maintenance / Facilities Management, preferably in a corporate, commercial, or IT/ITES environment.
  • Technical Skills Strong knowledge of MEP systems; exposure to BMS, CAFM tools; proficiency in MS Office (Excel, Word, PowerPoint).
  • Certifications Certifications in Facilities Management (IFMA / CFM), Fire Safety, or First Aid are advantageous.
