Role Objective
To independently manage and execute assigned blocks/units of the residential project, ensuring construction is completed as per drawings, specifications, quality standards, and project timelines while maintaining effective contractor and manpower control.
This role requires hands-on execution ownership, not supervisory presence.
Key Responsibilities
- Independent Site Execution
- Independently handle assigned blocks / cluster of row houses.
- Execute RCC, masonry, plaster, waterproofing and finishing activities.
- Ensure work is executed as per structural and architectural drawings.
- Conduct line, level, and layout verification before execution.
- Resolve day-to-day technical site issues without escalation for routine matters.
- Planning & Progress Control
- Prepare and monitor daily and weekly execution targets.
- Track progress against the schedule and inform PM of potential delays.
- Plan manpower, shuttering material, and construction resources in advance.
- Ensure proper construction cycle management.
- Contractor & Labour Management
- Control and monitor contractor productivity.
- Verify measurements and executed quantities.
- Ensure disciplined workforce management on-site.
- Address contractor performance issues and escalate only when required.
- Quality Assurance
- Ensure proper checking of reinforcement, shuttering, and concrete before casting.
- Monitor curing, workmanship quality, and finishing standards.
- Prevent rework through preventive quality checks.
- Close snags within defined timelines.
- Finishing & External Development
- Supervise finishing works, including plaster, tiling, painting, and waterproofing.
- Coordinate external development works such as drainage, internal roads, and utilities.
- Ensure uniformity and quality consistency across multiple units.
- Documentation & Reporting
- Maintain daily progress reports (DPR).
- Track material consumption and raise indents as required.
- Report daily updates and constraints to the Project Manager.
- Maintain measurement records and site documentation.
Requirements
Candidate Profile Requirements:
- B.E / B.Tech / Diploma in Civil Engineering.
- 610 years of total experience in residential real estate projects.
- Minimum 23 years of handling site execution independently.
- Strong experience in RCC, masonry, finishing, and multi-unit residential projects.
- Experience in row house/villa/township projects preferred.
- Ability to manage multiple units simultaneously.
- Strong contractor handling capability.
Mandatory Skill
Candidate must demonstrate:
- Independent block handling experience.
- Strong understanding of the RCC execution cycle.
- Experience in managing finishing stages.
- Practical knowledge of reading structural and architectural drawings.
- Contractor control and productivity management.
- Exposure to real estate residential projects.
