Job Description

Role Purpose-

Own the interior design language across all projects from office common areas to sales galleries to clubhouses to model apartments so that what we sell is what we deliver. You bridge brand, sales, and execution to drive faster bookings + lower post-possession complaints.

Key Responsibilities-

1. Design Strategy & Standards

- Define interior design DNA for each project typology: luxury villas, premium apartments, plotted developments

- Build Design Standard Manuals: material palette, lighting levels, hardware, fixture brands, QC benchmarks

- Set Renaissance, Minimal, Tropical Modern language per master plan and ensure architecture + interiors speak one language

2. Project Execution

- Sign-off on GFC drawings for all interiors: clubhouse, lobby, corridors, gym, spa, model units and office common at areas.

- Vet + empanel interior contractors, vendors, and material suppliers. Run rate negotiations

- Conduct stage-wise site checks: mock-up approval, mid-execution, pre-handover snagging

- Own interiors budget, BOQ, and value engineering without diluting design intent

3. Customer Experience

- Manage customisation requests for premium projects. Set SOP: what's allowed, timelines, cost impact

- Reduce CR points by standardising what causes 80% of complaints: tile alignment, paint shade, hardware quality

- Train handover team + facilities on design intent so they maintain it post-possession

4. Process

- Set up design-to-site workflow: concept > design dev > BOQ > mockup > execution

- Coordinate with architecture, MEP, landscape, and contracts teams from Day 1 of master plan

Must-Have Skills

Technical:

- Strong detailing, lighting layouts. CAD + SketchUp/Lumion

- Materials: Deep knowledge of Indian + imported options, cost, lead times, maintenance

- Exposure to hospitality/residential standards. Understands developer P&L, not just aesthetics

Business:

- Vendor management: Can negotiate, push quality, and de-list non-performers

- Sales empathy: Designs that photograph well, are copyable across 100 units, and fit buyer budgets

- Site sense: Spent 30%+ time on site in last role. Can catch issues before casting/ordering.
