Senior Business Development Senior Manager

(Real Estate / Property Development Projects / Fund Raising — Singapore & Asia)

Role Purpose:

ZACD Group Ltd is a Singapore-incorporated company listed on the Hong Kong Stock Exchange, operating an integrated real estate investment and development platform covering fund management, property development, asset management and structured investment vehicles.

We are looking to fill 3 vacancies for this role.

The Business Development Manager is responsible for sourcing, evaluating, and securing real estate and property development opportunities across Singapore, Indonesia, China, and selected Asian markets. The role supports ZACD's growth by identifying viable land, development, asset enhancement, joint venture, co-development, acquisition, and strategic partnership opportunities.

This is a commercial deal-sourcing role requiring market intelligence, relationship-building, financial awareness, and the ability to identify projects that can realistically translate into fundable or executable opportunities.

Key Responsibilities:

A. Project Sourcing & Market Development

  • Source real estate and property development opportunities in Singapore and Asia, including land plots, redevelopment sites, JV opportunities, asset enhancement projects, and co-investment opportunities.
  • Build a strong pipeline of developers, landowners, brokers, agents, family offices, asset owners, property consultants, banks, lawyers, architects, and government-linked contacts.
  • Identify opportunities in Singapore, Indonesia, China, Malaysia, Vietnam, Thailand, and other priority Asian markets where relevant.
  • Monitor real estate trends, pricing movements, development activity, capital flows, government policies, and market sentiment.
  • Develop early-stage opportunity memos for management review.

B. Deal Screening & Commercial Evaluation

  • Conduct preliminary assessment of deal attractiveness, including location, project type, land tenure, valuation, planning constraints, capital requirement, expected returns, development timeline, and exit options.
  • Work with investment, finance, legal, and project teams to assess deal feasibility.
  • Support basic financial modelling assumptions, including GDV, construction cost, margin, IRR, equity requirement, debt structure, and exit timeline.
  • Identify key commercial risks before management invests time and resources.

C. Relationship Management

  • Build and maintain relationships with developers, landowners, agents, capital partners, property consultants, banks, investors, and government-related stakeholders.
  • Represent ZACD professionally in external meetings, site visits, industry events, and partner discussions.
  • Manage sensitive founder-level relationships with maturity, discretion, and commercial judgement.
  • Strong Singapore relevant network shall be given priority.
  • Regional relevant network and access is a highly preferred, but not mandatory.

D. Internal Coordination

  • Prepare project briefs, market updates, meeting notes, and opportunity summaries for founders and senior management.
  • Coordinate internal discussions between investment, fund management, finance, legal, and project delivery teams.
  • Track all active leads in a structured pipeline.

Requirements

Experience

  • 8 to 15 years relevant experience in real estate business development, property development, investment, real estate advisory, capital markets, project sourcing, asset management, or related fields.
  • Experience in Singapore real estate is important; regional Asia exposure is a strong advantage.
  • Candidates from developers, property consultancies, real estate investment firms, family offices, asset managers, or project advisory firms may fit.

Technical Skills

  • Strong understanding of real estate development economics.
  • Ability to assess project feasibility at a preliminary commercial level.
  • Good understanding of property market cycles, land acquisition, development risks, and exit routes.
  • Fluency in English is mandatory
  • Fluency in Mandarin and/or Bahasa Indonesia is highly preferred, but not mandatory

KPIs / Success Measures

  • Number and quality of qualified project leads generated.
  • Number of opportunities brought to investment committee / founder review.
  • Conversion of leads into active deals, JVs, fundable projects, or strategic partnerships.
  • Strength and relevance of external network.
  • Quality of opportunity and commercial screening.
  • Speed and discipline of pipeline follow-up.
