Role Overview
We are seeking a Senior Business Development Manager to lead the identification, evaluation, and acquisition of redevelopment opportunities across Mumbai. This role will focus on sourcing redevelopment projects, building relationships with housing societies and key stakeholders, and driving projects from initial engagement through feasibility and deal closure.
The ideal candidate will have strong experience in society redevelopment, land acquisition, and deal structuring, along with a deep understanding of Mumbai's redevelopment ecosystem and regulatory framework.
Key Responsibilities
Redevelopment Opportunity Sourcing
- Identify and source redevelopment opportunities including housing societies, cessed buildings, and redevelopment clusters across Mumbai
- Build relationships with society members, managing committees, brokers, and local intermediaries
- Develop a strong on-ground network to generate off-market redevelopment leads
Society Engagement & Relationship Management
- Engage with society committees, residents, and stakeholders to present redevelopment proposals
- Conduct society meetings, presentations, and discussions to explain project benefits and developer offerings
- Build trust and maintain long-term relationships with societies and local stakeholders
Feasibility & Deal Evaluation
- Conduct initial project feasibility assessments including FSI potential, regulatory considerations, and financial viability
- Work closely with liaison teams, architects, legal advisors, and finance teams to evaluate redevelopment projects
- Assist in preparing redevelopment proposals, financial models, and project presentations
Deal Structuring & Closures
- Lead negotiations with societies and stakeholders on commercial terms, redevelopment benefits, and agreements
- Coordinate documentation including development agreements, consent management, and society approvals
- Drive projects from initial lead to final deal closure
Market Intelligence & Strategy
- Track redevelopment trends, upcoming society opportunities, and regulatory developments
- Provide insights to leadership on strategic locations and redevelopment potential
- Support the company's long-term redevelopment pipeline strategy
Requirements
- 812 years of experience in business development, land acquisition, or redevelopment projects within real estate
- Strong network within Mumbai's redevelopment ecosystem including societies, brokers, and local intermediaries
- Solid understanding of redevelopment processes, society negotiations, and regulatory frameworks
- Experience evaluating project feasibility and supporting deal structuring
Preferred Experience
- Experience working with luxury or premium residential developers
- Exposure to society redevelopment, cluster redevelopment, or cessed building projects
- Familiarity with development agreements and consent management
