Lead and execute the sales and marketing strategy for residential development projects in Singapore, ensuring alignment with the company's business objectives
Manage relationships with external stakeholders, including JV partners, architects, consultants, marketing agencies to build long-term partnerships
Work closely with the respective teams from the conceptual stage to advise on product planning, unit mix, layout optimisation, pricing strategy, and customer preferences to achieve project milestones and sales targets.
Drive project positioning, branding, pricing, launch strategy, and sales performance throughout the project lifecycle.
Coordinate closely with internal and external stakeholders to ensure timely delivery of marketing and sales initiatives.
Oversee the preparation of marketing collateral, digital campaigns, showflat readiness, sales documentation, and promotional events.
Monitor market trends, competitor activities, buyer preferences, and regulatory developments to provide strategic recommendations to management.
Formulate sales strategies and determine the mode of sales to meet the demand of the market.
Organise, plan and execute new and sustenance launches for developments
To liaise with real estate agents and consultants for market insights
Effective pricing strategy, to ensure development achieve the overall desired price
To develop effective commission structure, to motivate the sales personnel to focus on selling the development
Ensure compliance with relevant regulatory requirements, including the Housing Developers Rules
Prepare regular sales reports, market intelligence, and management presentations to support business decisions.
Participate in land acquisition and tender exercises by providing market research, competitor analysis, pricing benchmarks, product positioning recommendations, and sales projections to support feasibility studies and investment decisions
Job Requirement
Degree in Business, Marketing, Real Estate, or a related discipline.
At least 8years of relevant experience in residential property sales and marketing in Singapore, with a proven track record in launching and managing private residential developments.
Strong understanding of the Singapore residential property market, land tender process, project feasibility assessment, sales processes, and applicable regulations.
Demonstrated ability to provide market-driven insights during project planning and collaborate effectively with cross-functional teams from land acquisition through project completion.
Strong analytical, commercial, negotiation, communication, and stakeholder management skills.
Self-driven, strategic, and able to work effectively in a fast-paced project environment.
Fluency in English and Mandarin
Strategic thinking and project management skills.
High attention to detail
Ability to cover weekend duties and launches when required.
