Role Overview
The Sales Head – Plotted & Villa Projects will lead the complete sales strategy, planning, and execution for Rustomjee's upcoming land and villa developments across multiple locations, including Alibaug, Igatpuri, Karjat, Khopoli and future expansion corridors.
The role requires building a high-performance sales ecosystem covering:
- Channel Partner network
- Direct sales
- NRI and outstation markets
- Investor networks
- Digital lead conversion
- Site sales operations
The candidate will be responsible for revenue delivery, sales velocity, pricing discipline, and market intelligence across all projects.
This is a leadership role.
Key Responsibilities
1. Sales Strategy & Revenue Delivery
- Develop project-wise sales strategy aligned with pricing, inventory mix, and launch timelines.
- Drive revenue generation across all plotted and villa projects.
- Ensure strong launch momentum and sustained monthly sales velocity.
- Build pricing escalation strategy between pre-launch, launch, and growth phases.
- Coordinate closely with marketing to align campaigns with sales closures.
2. Channel Partner Network Development
- Build and manage a strong network of channel partners across Mumbai, Pune, Thane, Navi Mumbai and key investor markets.
- Identify and onboard top performing CPs specializing in land and second homes.
- Organize CP meets, roadshows, and engagement programs.
- Maintain a structured CP incentive and motivation framework.
- Ensure CPs are well trained on product, pricing and positioning.
3. Direct Sales & Site Sales Management
- Lead site sales teams across projects.
- Ensure high quality site visit experience and conversion systems.
- Develop strong lead-to-site visit conversion processes.
- Monitor walk-ins, digital leads, and investor inquiries.
4. NRI & Outstation Sales
- Build a dedicated pipeline for NRI investors and outstation buyers.
- Coordinate with marketing for webinars, digital campaigns and NRI engagement.
- Build partnerships with international property advisors and NRI brokers.
5. Inventory Planning & Sales Velocity
- Manage inventory release strategy.
- Ensure balanced sale across ticket sizes and plot categories.
- Monitor absorption rate and pricing benchmarks in each micro market.
6. Market Intelligence & Competitive Analysis
· Track competing land projects
· Track local developers in Karjat / Khopoli / Igatpuri belt
Provide monthly insights on:
- Pricing movement
- Investor sentiment
- Sales velocity benchmarks
- Demand trends
7. Sales Process & Governance
- Implement structured sales MIS, pipeline tracking and forecasting.
- Monitor booking conversion ratio and lead efficiency.
- Ensure strong coordination with CRM, legal and finance teams for closure and documentation.
8. Brand & Customer Experience Alignment
Ensure sales communication aligns with Rustomjee brand philosophy:

Ideal Candidate Profile
Experience:
- 10–12 years in real estate sales
- Strong exposure to plotted development or second-home markets
