The Real estate -Contracts Manager – MEP is responsible for managing all contractual aspects related to Mechanical, Electrical, and Plumbing (MEP) works in real estate development projects. This includes drafting, reviewing, negotiating, and ensuring compliance with MEP contracts while coordinating with internal teams, vendors, and legal advisors.
Key Responsibilities:
Contract Management & Negotiation
- Prepare, review, and negotiate contracts for HVAC, electrical, plumbing, fire protection, and other MEP works.
- Ensure all MEP contracts align with legal, financial, and regulatory standards.
- Monitor compliance with contract terms and resolve any disputes with contractors or vendors.
Tendering & Vendor Coordination
- Evaluate bids, negotiate pricing and terms, and finalize contracts with MEP contractors and suppliers.
- Maintain relationships with MEP contractors, consultants, and third-party service providers.
Risk & Compliance Management
- Identify contractual risks and propose mitigation strategies.
- Ensure compliance with local building codes, and safety regulations.
- Work closely with legal teams to handle claims, variations, and contract disputes.
Cost & Performance Monitoring
- Track project budgets and ensure contract execution aligns with financial goals.
- Assess contractor performance and recommend corrective actions if necessary.
- Manage change orders, contract amendments, and cost variations efficiently.
Documentation & Reporting
- Maintain accurate records of all contract documents, BOQs (Bill of Quantities), scope of work, warranties, and SLAs.
- Provide periodic reports on contract status, risks, and project progress to senior management.
- Assist in preparing legal documentation for claims or arbitration when needed.
